Position Overview:
The Real Estate Operations Manager (REOM) plays a pivotal role in aligning with the client's investment goals while crafting tailored strategic plans and financial budgets for specific properties.

Key Responsibilities:
1. Formulate and execute a comprehensive management strategy for designated properties to meet investor return expectations while adhering to company standards and legal requirements.
2. Assess market dynamics for each property and the broader real estate investment landscape to inform business strategies.
3. Communicate competitive market conditions and expectations to stakeholders.
4. Anticipate availability in competitive spaces and devise marketing and pricing strategies to enhance property value.
5. Project absorption rates for vacancies and develop operational programs aimed at achieving or exceeding cash flow targets while maximizing property value.
6. Create and manage operational and capital expenditure budgets.
7. Oversee the bidding process for contract services and capital projects, ensuring compliance with contract terms and insurance requirements.
8. Administer lease agreements, including the collection of base rents, bill backs, and reconciliations.
9. Implement strategies to reduce vacancy risks for individual properties.
10. Collaborate with leasing teams on property leasing strategies and assist with lease renewals as necessary.

Tenant Coordination:
Ensure adherence to company standards for tenant coordination, including construction specifications, risk management, and invoicing for tenant contributions. Monitor construction to ensure compliance with lease terms and project timelines.

Performance Monitoring:
Continuously evaluate property performance against budgets, recommending adjustments to meet cash flow and asset value objectives. Maintain open communication with tenants and stakeholders to foster positive relationships.

Qualifications:

  • Bachelor's Degree in Finance, Real Estate, or a related field is preferred.
  • Minimum of 3 years of experience in commercial real estate analysis and management is required.
  • At least 1 year of experience in property management, leasing, or operations is preferred.
  • 2+ years of experience in team management is preferred.

Skills:
Proficiency in Microsoft Office Suite, particularly Excel, along with experience in software such as Timberline, Yardi, or MRI. Strong analytical, organizational, and communication skills are essential, alongside effective client and team management capabilities.

Licenses:
A Real Estate License is required or must be obtained within six months of hire if not currently held.

Compensation and Benefits:
Salary range: $85,000 - $95,000 per year. Eligible for performance bonuses and standard employee benefits including medical, dental, vision, 401K, and more.

Travel Requirements:
This role may require travel to various market properties.
