We are seeking a qualified individual to join our dynamic team as a Land Acquisition Analyst.

Key Responsibilities:

  • Conduct comprehensive market analysis and competitive surveys through site evaluations, analyzing industry data to provide pricing recommendations. Execute supply and demand assessments and compile historical data on building permits, sales prices, market trends, and demographic information into organized tables and charts.
  • Prepare financial models and cash flow forecasts related to land acquisitions, entitlements, and development costs.
  • Assist in formulating preliminary product offerings and pricing strategies through detailed analysis of floor plans and features.
  • Engage effectively in a collaborative, multi-disciplinary environment.
  • Represent the company in communications with land brokers, developers, investors, and various stakeholders, including legal and financial professionals.
  • Deliver impactful presentations that convey ideas clearly and resonate with diverse audiences.
  • Facilitate negotiations and summarize complex issues to achieve resolutions and agreements.
  • Support the management of land transactions throughout the acquisition process, ensuring critical dates and deliverables are tracked accurately.
  • Contribute to the preparation of land packages and presentation materials for senior leadership and stakeholders.
  • Collaborate with Land and Finance teams to ensure thorough documentation of all land acquisition expenditures and budgets.
  • Lead monthly budget reviews with relevant teams to ensure all cost assumptions are accurate and well-documented.
  • Generate monthly and quarterly financial reports for corporate review.
  • Conduct analysis of soft costs and lot cost calculations.
  • Maintain and regularly update the land deal tracker database.
  • Coordinate the collection of due diligence files from sellers and brokers, ensuring effective distribution to team members.
  • Produce work orders for due diligence studies on potential land acquisitions.
  • Perform additional duties as assigned.

Qualifications:

  • Bachelor's degree is required.
  • A minimum of 2 years of experience in homebuilding, real estate development, land acquisitions, or related fields is preferred.
  • Valid driver's license and vehicle insurance are necessary.
  • Familiarity with local real estate professional organizations is advantageous.
  • Proficient in Microsoft Office, particularly advanced skills in Excel; familiarity with residential real estate databases is a plus.
  • Strong verbal and written communication skills.
  • Excellent quantitative and analytical abilities with a solid understanding of financial analysis.
  • Highly organized and motivated, with the ability to manage multiple tasks efficiently.
  • Positive attitude and a proactive approach to problem-solving.
  • Attention to detail while maintaining a broader perspective.
  • Experience in preparing financial models and site location maps is beneficial.
  • Knowledge of residential community development is preferred.
  • Ability to manage projects, budgets, and timelines effectively.
  • Experience with real estate transactions and land acquisitions is a plus.
  • Understanding of due diligence processes and entitlements is preferred.
  • Ability to interpret architectural and engineering plans is advantageous.
