We are seeking a qualified candidate for the role of Land Acquisition Analyst.
Key Responsibilities:
- Conduct comprehensive market research and competitive analyses through site evaluations, assessing market and industry data to formulate pricing recommendations. Perform supply and demand assessments and compile historical data regarding building permits, sales prices, market trends, and demographic information into organized tables, charts, and concise reports.
- Prepare financial projections and cash flow forecasts related to land acquisitions, entitlements, and development costs.
- Assist in the formulation of initial product offerings and pricing strategies through analysis of floor plans, features, and pricing structures.
- Engage effectively in a multidisciplinary team environment.
- Represent the company in communications with land brokers, developers, investors, and various stakeholders, including attorneys and government officials.
- Deliver impactful presentations that clearly convey ideas and engage the audience.
- Facilitate discussions and negotiations on complex issues, working towards resolutions and agreements.
- Support the management of land transactions throughout the acquisition process, tracking critical milestones, deliverables, and agreements.
- Contribute to the preparation of land packages and presentation materials for senior management and stakeholders.
- Collaborate with Land and Finance teams to ensure accurate documentation of land acquisition and entitlement expenditures.
- Lead monthly budget reviews with key stakeholders to ensure all cost assumptions are validated and documented.
- Prepare financial reports for submission to the Home Office on a monthly and quarterly basis.
- Conduct analysis of soft costs, including property taxes and land overhead absorption.
- Maintain and regularly update the land deal tracker database.
- Coordinate the collection of due diligence materials from sellers and brokers, ensuring proper distribution to team members.
- Generate work orders for due diligence studies on potential land acquisitions.
- Perform additional duties as assigned.
Qualifications:
- Bachelor's degree is required.
- A minimum of 2 years of experience in homebuilding, real estate development, land acquisitions, or related fields is preferred.
- Valid driver's license and vehicle insurance are necessary.
- Familiarity with local real estate professional organizations is advantageous.
- Proficient in Microsoft Office, particularly advanced skills in Excel; experience with residential real estate databases is a plus.
- Strong verbal and written communication skills, with the ability to convey information clearly.
- Excellent quantitative and analytical skills, with a solid understanding of financial analysis.
- Highly organized and motivated, with the ability to manage multiple tasks efficiently.
- Positive attitude and enthusiasm, with a focus on achieving results accurately.
- Ability to see the big picture while maintaining attention to detail.
- Experience in preparing financial models and creating visual data representations.
- Knowledge of what constitutes successful residential communities is preferred.
- Capability to manage projects, budgets, and timelines effectively.
- Ability to thrive in a fast-paced work environment and work independently.
- Understanding of real estate transactions and land acquisitions in homebuilding is beneficial.
- Familiarity with residential land due diligence and entitlements is preferred.
- Ability to interpret architectural blueprints and engineering plans is advantageous.
