Job Overview

Caliber The Wealth Development Company is in search of a dedicated Portfolio Management Analyst specializing in Debt and Asset Management.

The Portfolio Management Analyst collaborates closely with the VP of Finance and Portfolio Managers to formulate, implement, and oversee debt-related strategies for commercial real estate investments across all of Caliber's platforms. This role is ideal for a driven, detail-oriented professional with a robust work ethic and a keen interest in contributing to the growth of a dynamic organization while working alongside a team of equally motivated individuals.

Key Responsibilities:

  • Support the underwriting and management of a portfolio of commercial mortgages associated with active investments.
  • Continuously monitor compliance with debt covenants.
  • Ensure timely and precise financial reporting to lenders.
  • Assess new loan applications in collaboration with Portfolio Managers and the VP of Finance.
  • Prepare financing request packages for new loan opportunities.
  • Assist in the loan renewal process.
  • Engage in discussions with lenders and joint venture partners.
  • Conduct research and analysis of market data.
  • Maintain up-to-date Argus and Excel files for all active investments.
  • Contribute to the creation and upkeep of essential portfolio tracking tools and models.
  • Monitor leasing, tenant improvements, and capital expenditures against budget to ensure compliance with projections and loan terms.
  • Collaborate with accounting and asset management teams to guarantee the accuracy and timeliness of monthly reports.
  • Abstract loan agreements to highlight key provisions and deadlines.
  • Actively engage in the due diligence process for acquisitions, dispositions, and recapitalizations.
  • Undertake additional projects as required.

Qualifications:

  • A Bachelor's degree is required; a degree in Real Estate, Finance, or Business is preferred.
  • 1-3 years of experience in commercial real estate lending, brokerage, or valuation advisory, with a focus on project-level underwriting and debt preferred. Experience with banks, private/public REITs, or private equity funds is advantageous.
  • Familiarity with real estate debt and equity structures.

  • Strong organizational abilities with the capacity to manage multiple projects concurrently.

  • Proficient in general computer applications, with advanced financial modeling skills in Microsoft Excel and Argus; experience with Sage is a plus.
  • Strong problem-solving capabilities and sound judgment in overcoming challenges.
  • Ability to thrive in a fast-paced environment under deadline pressure.
  • Adaptability to processes and comfort with ambiguity.
  • Excellent oral and written communication skills, with an emphasis on active listening and clear expression.

Physical Requirements:

This position operates in a professional office environment with occasional travel. The role frequently utilizes standard office equipment such as computers, phones, photocopiers, and filing cabinets. The employee regularly communicates with internal team members, investors, and vendors. This role requires the ability to remain stationary for 50% of the time and to operate a computer and other office productivity machinery. Occasionally, the employee may need to move items weighing up to 50 lbs. for various projects.
