Position Summary

The Senior Project Manager is responsible for directing the planning and execution of construction project management for both new and ongoing initiatives, ensuring adherence to design specifications, timelines, and financial objectives. This role involves establishing governance standards, processes, and tools to facilitate effective project management throughout the lifecycle. Utilizing extensive knowledge of construction operations, the Senior Project Manager sets productivity and quality benchmarks, monitors project milestones, and manages client relationships while addressing escalated issues that may hinder project delivery.

Key Responsibilities

The following areas require independent discretion and expertise:

  • Development of RFPs and overall project budgeting.
  • Oversight and coordination during the pre-bid phase.
  • Management of all design phases and documentation.
  • Engagement with clients for sales and fulfillment of requirements.
  • Coordination and supervision of contractors.
  • Collaboration with internal stakeholders and subject matter experts.
  • Oversight of physical construction activities.
  • Leadership during the commissioning process.
  • Transition of project documentation to operations.

Essential Functions

  • Management of project scope, schedule, and budget.
  • Oversee all construction aspects, including pre-construction, design development, permitting, and project closeout.
  • Facilitate project progression from concept through internal approval.
  • Implement quality control and safety measures in alignment with partner contracts and design documents.
  • Lead the client safety program, conducting weekly site walk reports.
  • Translate job requirements into execution with minimal oversight.
  • Collaborate with design teams, contractors, operators, and clients.
  • Provide monthly financial reporting, including forecasting and cash flow analysis.
  • Review contractor billing and conduct site visits to verify progress.
  • Negotiate contracts with new and existing vendors.
  • Ensure alignment of work products with project requirements and engineering standards.
  • Document and drive lessons learned and process improvements throughout the project lifecycle.
  • Coordinate design criteria with budgetary considerations and ongoing facility maintenance.
  • Manage subordinate staff and ensure departmental milestones are met within budget.
  • Possess full authority for employee management, including hiring, coaching, and termination as necessary.
  • Recognize the significance of critical facility operations.
  • Perform additional duties as assigned by management.

Qualifications

  • Bachelor's degree in Construction Management or a related field, or equivalent experience.
  • A minimum of 5 years of experience in leading construction projects, with 7+ years preferred.
  • 1-3 years of supervisory experience required.
  • Experience in civil, structural, architectural, and MEP construction management is essential.
  • Data center experience is highly preferred.
  • Proficiency in Procore, Cx Alloy, and P6 is strongly preferred.

Physical Requirements

  • Willingness to travel up to 50%, with potential for increased travel over time.
  • Ability to lift up to 25 lbs.
  • Capacity to stand, stoop, bend, sit, and walk for extended periods.
  • Continuous adaptability to the physical demands of a construction site.
