Position Summary

The Senior Project Manager will oversee the planning and execution of construction project management for both new and ongoing initiatives, ensuring alignment with design specifications, timelines, and financial goals. This role entails providing strategic governance by establishing standards, processes, and tools for effective project management throughout the project lifecycle. Utilizing extensive knowledge of construction processes, the manager will set productivity and quality benchmarks, monitor project milestones, manage change orders, and provide technical status updates. The role also involves nurturing strategic client relationships and facilitating clear communication channels. The Senior Project Manager will address escalated project challenges and coordinate solutions while analyzing project metrics to identify areas for improvement and cost-saving opportunities for future projects.

Key Responsibilities

The following areas require autonomy and independent judgment:

  • Development of RFPs and overall project budgeting.
  • Oversight and coordination during the pre-bid phase.
  • Management of all design phases and documentation.
  • Engagement with clients for sales and fulfillment of requirements.
  • Coordination and supervision of all contractors involved.
  • Collaboration with internal stakeholders and subject matter experts.
  • Oversight of physical construction activities.
  • Leadership in the commissioning process.
  • Transition of physical data center and project documentation to operations.

Essential Functions

  • Management of project scope, timeline, and budget.
  • Oversight of all construction phases, including pre-construction, design development, permitting, bidding, team selection, construction supervision, commissioning, and project closure.
  • Ability to develop cases and guide projects from concept through internal approval.
  • Enforcement of quality controls and safety protocols through a thorough understanding of partner contracts and design specifications.
  • Leadership of the client safety program, including weekly site walk reports, with a minimum of two site visits per week to provide accurate safety metrics.
  • Ability to translate job requirements into execution with minimal oversight.
  • Collaboration with design teams, contractors, operators, and clients.
  • Preparation of monthly financial reports, including forecasting and cash flow analysis.
  • Review of monthly contractor billing and conducting site visits to verify progress.
  • Development and negotiation of contracts with new and existing vendors.
  • Coordination of work products from internal team members to ensure alignment with project requirements, customer needs, engineering standards, codes, and specifications.
  • Documentation and promotion of lessons learned, process enhancements, and cost and schedule savings initiatives throughout the project lifecycle.
  • Collaboration with Operations to align design criteria with budgetary considerations and ongoing maintenance of existing facilities.
  • Management of subordinate staff in their daily responsibilities.
  • Ensuring project milestones and goals are met while adhering to approved budgets.
  • Full authority for employee management, including hiring, coaching, mentoring, and termination as necessary.
  • Awareness of the significance of critical facility operations.
  • Additional responsibilities as assigned by Management.

Qualifications

  • Bachelor's degree in Construction Management or a related field, or equivalent experience.
  • A minimum of 5 years of experience leading construction projects of increasing complexity; 7+ years preferred.
  • 1-3 years of supervisory experience required.
  • Experience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction management is essential.
  • Data Center experience is highly preferred.
  • Proficiency in Procore, Cx Alloy, and P6 is strongly preferred.

Physical Requirements

  • Some travel may be required (up to 50%), which may increase over time.
  • Ability to lift up to 25 lbs.
  • Capability to stand, stoop, bend, sit, and walk for extended periods.
  • Continuous adaptability to the physical demands of a construction site in all phases.
