Operations Coordinator

We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at KW Property Management, LLC. As a key member of our operations team, you will be responsible for overseeing the maintenance and upkeep of our properties, ensuring that they are safe, clean, and well-maintained.
Key Responsibilities- Supervise and Assign Tasks: Supervise and assign tasks to the maintenance and groundskeeping staff, ensuring that all work is completed efficiently and effectively.
- Inventory Management: Order, maintain inventory, and keep full stock of materials needed to complete work orders.
- Work Order Management: Ensure work orders are updated and completed in a timely manner, controlling and maintaining costs while staying within the yearly budget.
- Staff Motivation and Safety: Motivate and encourage staff to comply with company safety standards, promoting a safe working environment.
- Planning and Budgeting: Work with management on planning budget, payroll projections, and expenses, ensuring that all financial aspects are well-managed.
- Scheduling and Log Management: Schedule and create daily and weekly activity logs and task lists for maintenance and groundskeeping departments, managing department schedules with an emphasis on managing overtime.
- Vendor Management: Supervise work performed by property vendors to ensure completion, maintaining records of scheduled maintenance procedures.
- Record Keeping: Maintain records of scheduled maintenance procedures, obtaining estimates for supplies and repair parts, and ordering parts and supplies as needed.
- Common Area Maintenance: Supervise staff's work to ensure common areas are maintained clean and free from debris, supervising trash pick-up of all common areas and property.
- Emergency Response: Respond to emergency maintenance requests as required, reporting deficiencies and repair needs around the property as observed.
- Collaboration and Communication: Collaborate with other departments in preparing rooms for meetings, arranging decorations, and furniture for social or business functions, promoting a safe working environment by observing all State, Federal, and company safety rules, standards, and precautions.
- Education and Experience: Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work, experience in supervising team members.
- Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job, including regular standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing, frequent lifting and/or moving items over 30 pounds.
- Travel and Availability: There may be some travel for meetings and trainings, and the ability to drive for work purposes is required, as well as the ability to react and address all emergency situations in a timely manner.
