Job Overview

C2R Management is seeking a skilled Construction Project Leader with extensive experience in the field. This role involves overseeing the execution of construction initiatives and managing daily operational tasks related to work orders. The successful candidate will handle multiple projects concurrently, ensuring they are completed within established timelines.

Key Responsibilities:

  • Direct and manage construction projects from inception to completion. Evaluate all projects thoroughly to estimate costs and schedule timelines, ensuring on-time and on-budget delivery.
  • Supervise in-house personnel and on-site supervisors in their daily tasks.
  • Negotiate contract terms, draft agreements with architects, engineers, and contractors, and authorize work orders and invoices.
  • Conduct comprehensive project coordination, including reviewing construction documents, performing site inspections, and ensuring adherence to local regulations and safety standards.
  • Maintain project tracking systems, report on project statuses, and manage expectations regarding deliverables, delays, and budgetary concerns.
  • Proactively plan to mitigate potential issues and resolve emerging challenges.
  • Collaborate with contractors, architects, engineers, and other stakeholders to ensure timely project completion.
  • Facilitate regular project meetings to keep all parties informed and aligned with project objectives.
  • Assess, manage, and mitigate risks, enhancing processes and establishing best practices.
  • Review change orders, approve payment requests, and confirm lien waivers.
  • Keep accurate and updated records of project progress, including documentation of meetings, site visits, and any modifications to the project plan or budget.
  • Provide updates and reports to senior management.
  • Maintain logs of change orders.
  • Coordinate the delivery of supplies and manage inventory.
  • Organize construction documents in a systematic manner and ensure all records are accurately archived.
  • Act as a liaison between Asset Management, Leasing, Property Management, and external Architects and Contractors on all projects.

Qualifications:

  • Minimum of 5 years of relevant experience with a proven understanding of project management, construction management, and real estate principles.
  • At least 5 years of experience in tenant improvement construction and building renovations.
  • Strong communication skills for effective interaction with internal and external stakeholders.
  • Highly organized and detail-oriented, with a proactive approach to continuous improvement.
  • Proficient in computer applications.
  • Exceptional project management abilities, including sound judgment and problem-solving skills.
  • Professional demeanor, high energy, and the ability to engage with a diverse range of individuals.
  • Strong interpersonal skills.
  • Aptitude for resolving practical problems and managing various concrete variables.
  • Ability to gain the respect and trust of management, office staff, and external parties.
  • Demonstrated ability to take initiative, possess excellent people skills, and maintain a strong work ethic.
  • Competence in interpreting a variety of instructions presented in written, oral, diagrammatic, or scheduled formats.
  • Skilled in conflict resolution and crisis management.
