Job Overview:
The Facilities Maintenance Specialist is accountable for the upkeep, troubleshooting, and repair of all operational systems within the facility. This role involves working the evening swing shift from Sunday to Thursday, from 14:00 to 22:30 (2:00 PM to 10:30 PM).
Key Responsibilities
Primary Duties:
- Oversee all preventative maintenance, necessary repairs, and maintenance tasks for the building's mechanical, electrical, HVAC, and plumbing systems. A thorough understanding of the location and operational knowledge of all building systems is essential to ensure optimal functionality and to address any anomalies effectively.
- Conduct routine preventative maintenance on mechanical, electrical, HVAC, and plumbing systems. This includes standard lubrication, adjustments, cleaning, replacement of consumable components (such as filters and indicator lights), and periodic equipment testing. The systems involved encompass air handling units (both rooftop and built-up), re-circulating air systems, water pumping systems, cooling plants, and all plumbing system elements. General building maintenance may also be performed as required.
- Respond promptly to tenant concerns regarding safety, plumbing, mechanical, electrical, and environmental issues through direct communication and work order systems.
- Maintain accurate maintenance logs and records, demonstrating familiarity with preventative maintenance and work order management software.
- Coordinate with contractors, tenants, and management for approvals on work orders necessitating external contractor involvement, while keeping a detailed log of work order activities.
- Execute all assigned tasks to ensure tenant safety and the uninterrupted operation of the facility.
- Familiarize oneself with and adhere to all established operating procedures related to the site.
- May undertake additional responsibilities as assigned.
- Must successfully complete a background check and drug screening.
Skills, Education, and Experience:
- At least 2-3 years of prior experience in building operations engineering.
- Ability to manage multiple projects and make informed decisions.
- General proficiency in computer applications.
- Possession of any necessary or required licenses.
- Working Conditions: Standard working environment with no adverse elements.
The anticipated base salary for this position ranges from $75,000 to $85,000 annually. The actual salary will be determined on an individual basis, considering various factors such as relevant skills, experience, education, and applicable licenses or certifications. In addition to the base salary, a competitive benefits package is offered, and this position may qualify for additional compensation types, including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
