Position Summary:

Landsea Homes is seeking a highly skilled and ambitious individual to fill the role of Land Acquisition Manager. This position is responsible for developing and implementing the division's land acquisition strategy in alignment with the company's business plans.

Key Responsibilities:

  • Land Acquisition Program Management: Provide support in managing the division's land acquisition program in alignment with its broader business plan.
  • Market Analysis: Perform market analysis to determine development feasibility and pinpoint land acquisition opportunities.
  • Land Deal Tracking: Maintain a comprehensive tracking log of viable land deals, a map of potential acquisition sites, and a log of comparable transactions in surrounding areas.
  • Negotiation and Agreement: Assist in the negotiation of purchase agreements, development agreements, easements, and any other necessary land-related agreements.
  • Investment Package Preparation: Oversee the preparation of detailed investment packages, with relevant supporting data, to gain internal approval for projects.
  • Due Diligence: Manage the due diligence process for new deals.
  • Acquisition Support: Prepare Letters of Intent (LOIs), proforma financial analyses, and competitive market analyses for the acquisition of lots/land.
  • Team Collaboration: Build and maintain robust, positive relationships with other divisional departments to foster teamwork and holistic achievement of business objectives.
  • Financial Transaction Management: Prepare forms and manage processes required for financial transactions and maintain a schedule of deposits and closings related to acquisitions.
  • Process Improvement: Monitor and identify areas for process improvement to further achieve business plan goals.

Qualifications:

  • Education: Bachelor's degree in business, finance, or related field.
  • Experience: 5+ years of proven land acquisition experience in support of achieving business plans, building a pipeline of land opportunities, and driving business revenue/unit/profitability growth.
  • Leadership Experience: Proven experience managing teams within a challenging and dynamic environment.
  • Communication Skills: Strong communication skills and comfortable communicating cross-functionally with internal and external business partners.
  • Organizational Skills: Highly organized, detail-oriented, and the ability to solve problems and manage multiple projects and deliverables in a dynamic environment.

Supervisory Responsibilities:

This position has supervisory responsibilities and will lead a team of people.

Physical Requirements:

This is primarily a sedentary position, but some field activities may include walking on un-graded sites or general site field reviews. May be required to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard. This position requires public contact, as such, appropriate business apparel and professional appearance is expected.

Travel Requirements:

Occasional travel may be required. A valid driver's license and active vehicle insurance is required at all times.
