This position operates on a commission-only basis, providing a consistent influx of leads from our leading residential agents. Compensation:

$100,000 annually

Key Responsibilities:
  • Conduct tours of commercial properties and assess maintenance costs, renovation possibilities, financing options, and analytical data.
  • Provide comprehensive market research to clients, enabling informed decision-making.
  • Facilitate negotiations between buyers and sellers regarding property prices, ensuring all transactions are accurate and compliant.
  • Respond promptly to customer inquiries and leads to deliver exceptional service.
  • Coordinate and attend property inspections to assist clients with purchase or sale agreements.
  • Engage in prospecting activities through various channels, including phone, email, and direct mail.
  • Meet with clients and prospects while touring properties.
  • Develop and nurture your own client relationships and business portfolio.
  • Collaborate closely with architects, contractors, legal professionals, property owners, leasing agents, appraisers, and other stakeholders in the commercial real estate sector.
  • Perform financial analysis and underwriting tasks.
  • Negotiate commercial leases and sales agreements.
  • Research and gain insights into the commercial real estate market.
Qualifications:
  • Strong understanding of marketing, sales, and advertising principles.
  • Familiarity with industry practices and lease terminology.
  • Demonstrated negotiation and communication skills.
  • Self-motivated and independent work ethic.
  • Successful candidates typically exhibit qualities such as strong organizational skills, interpersonal abilities, and adaptability.
  • Willingness to generate new business through proactive prospecting.
  • Previous experience in sales or real estate is preferred.
  • A four-year college degree is required.
  • A Texas Real Estate License will ultimately be necessary.
