POSITION: COMMUNITY MAINTENANCE TECHNICIAN

The Community Maintenance Technician is responsible for executing technical and mechanical tasks that ensure the property’s buildings, grounds, amenities, and communal areas uphold cleanliness, aesthetic appeal, safety, and operational standards.

KEY RESPONSIBILITIES:

  • Addressing work orders for resident requests and performing preventive maintenance.
  • Conducting thorough inspections to maintain quality and address property requirements.
  • Preparing vacant units for incoming tenants.
  • Overseeing inventory management and procurement of supplies.
  • Maintaining accurate documentation of maintenance activities.
  • Assisting with the upkeep of outdoor areas.
  • Contributing to cost-saving initiatives.
  • Engaging in safety protocols and procedures.
  • This role includes participation in a rotating on-call schedule, necessitating availability during weekends, evenings, and mornings.

ESSENTIAL QUALIFICATIONS:

  • Proficient in diagnosing and resolving mechanical issues within buildings and common areas, including troubleshooting, ensuring compliance with safety standards, and performing preventive maintenance.
  • Detail-oriented in completing tasks such as pre-move-out inspections, maintenance work orders, and record-keeping.
  • Experience in managing inventory, scheduling external vendors and contractors, and tracking materials used.
  • Commitment to adhering to safety protocols and regulations, participating in safety meetings, and promptly reporting any incidents.
  • Strong communication skills are necessary for effective coordination with management, residents, vendors, and contractors to address concerns and fulfill property needs efficiently.
  • Possession of or willingness to obtain EPA certifications Type I and II or Universal for refrigerant recycling.
  • A valid driver's license is required to operate a golf cart on the property.
  • A High School diploma/GED along with relevant experience and/or training.
