Position Summary

We are seeking a Building Operations Supervisor to oversee maintenance operations. This role entails second-line supervisory duties, reporting to the Building Operations Manager while directing the Building Maintenance Field technicians. The position requires a blend of supervisory and hands-on maintenance experience, with minimal direct oversight needed. Once provided with project goals, the supervisor is expected to utilize their expertise to select appropriate work methods and ensure that all projects meet established deadlines and quality standards.

Key Responsibilities
  • Plan, schedule, and supervise maintenance work on plumbing, HVAC, electrical, and other systems.
  • Oversee minor construction or renovation projects.
  • Maintain accurate records and prepare detailed reports.
  • Assist in the development and management of maintenance and service contracts.
  • Coordinate maintenance activities with various departments and external agencies.
  • Conduct inspections to identify safety hazards and maintenance requirements.
  • Prepare plans and specifications for small-scale remodeling and construction projects.
  • Provide estimates for time and material costs.
  • Analyze energy consumption and implement strategies for reduction.
  • Contribute to the maintenance budget and Capital Improvement Plans.
  • Review and approve technical and budgetary reports, recommending actions as necessary.
  • Support the development of goals, policies, and work standards for the maintenance team.
  • Participate in staff selection, training, and performance evaluations.
  • Foster a cooperative working relationship with team members and other departments.
  • Engage in safety committee activities and manage maintenance safety programs.
Qualifications

Knowledge:

  • Supervisory principles and practices, including training and evaluation.
  • Maintenance methods, materials, and tools for building repair.
  • Operating principles of HVAC, electrical, plumbing, and hydraulic systems.
  • Safety regulations and building codes.

Skills:

  • Ability to plan, organize, and evaluate the work of others.
  • Competence in analyzing complex problems and recommending effective solutions.
  • Strong written and verbal communication skills.

Abilities:

  • Effectively interact with various stakeholders involved in building maintenance.
  • Interpret technical plans and specifications.

Candidates must possess the physical and mental capacity to perform the duties outlined in this posting.

Education and Experience

A combination of education and experience that provides the necessary knowledge and skills for satisfactory job performance is required. Typically, this includes five years of experience in building maintenance trades, including two years in a supervisory role, along with relevant certifications.

Licenses and Certifications
  • Valid Driver's License and satisfactory driving record.
  • Universal CFC certification and completion of a Systems Maintenance Administrator Designation.
Physical and Environmental Demands
  • Position requires sitting, standing, walking, and lifting up to 10 pounds.
Work Environment
  • Work is performed indoors and outdoors, with exposure to varying temperatures and environmental conditions.
