Position Overview

As a key contributor to the resident experience, you will play a vital role in ensuring the seamless operation of our facilities. Collaborating closely with the Director of Maintenance, you will lead the maintenance and porter teams to address all repair and enhancement requests promptly.

Key Responsibilities

  • Uphold the property's physical condition in line with company standards and safety regulations.
  • Effectively organize and prioritize service requests and maintenance tasks to guarantee timely completion.
  • Maintain accurate records related to preventative maintenance, service requests, and other essential reports.
  • Oversee the turn-key process:
    • Ensure vacant units are prepared for rent within the established timeline.
    • Perform necessary tasks or coordinate with third-party vendors to meet turnaround deadlines.
    • Inspect and track all make-ready units using the resident management software.
  • Schedule and supervise maintenance staff and porters, including the work of external contractors.
  • Ensure all contracted preventative services are scheduled and executed promptly.
  • Maintain an adequate inventory of tools and supplies necessary for property upkeep.
  • Procure supplies as needed, adhering to standard purchasing protocols.
  • Prepare staffing schedules to ensure timely completion of work while adhering to budget constraints.
  • Implement a preventative maintenance strategy to reduce emergency repairs and service requests.
  • Comply with the company's safety policies and procedures:
    • Maintain the hazard communication program.
    • Promote safe work practices among on-site personnel.
  • Assist in maintaining the property grounds, including walkways, building exteriors, and garden areas, ensuring they remain clean and attractive.
  • Coordinate timely snow removal efforts:
    • Manage third-party services or internal staff as needed.
  • Recruit, train, and manage on-site maintenance and porter personnel.
  • Foster a motivated team environment that delivers exceptional customer service.
  • Collaborate with management to develop property budgets and marketing strategies.
  • Solicit proposals and service agreements through a standardized bidding process.
  • Manage job responsibilities and schedules for all team members based on operational demands.
  • Document all emergencies and incidents using company reporting templates within the required timeframe.
  • Schedule bi-annual safety audits with external companies.
  • Oversee quarterly preventative maintenance inspections in residential units.

Qualifications

  • High school diploma or equivalent.
  • Ability to lift a minimum of 30 lbs.
  • 3-5 years of experience in maintenance management or a related field preferred.
  • HVAC experience is a plus.
  • Strong organizational skills and attention to detail.
  • Reliable and punctual.
  • Effective verbal communication skills with tenants and team members.
  • Ability to work in various weather conditions.
