The Property Operations Coordinator plays a vital role in supporting the Property Manager by assisting with the daily management and operations of the property.

This position involves various responsibilities, including the collection of rents and fees from residents, managing income postings and deposits, and ensuring the representation of Birchstone's brand and core values.

KEY RESPONSIBILITIES:

1. Collaborate with the Property Manager to maintain high standards of property operations, ensuring exceptional service and resident satisfaction while adhering to budgetary constraints.

2. Deliver outstanding customer service to all residents, fostering meaningful relationships and memorable experiences.

3. Assist in overseeing leasing and service teams, ensuring compliance with Fair Housing regulations; verify resident applications and facilitate property tours for prospective tenants.

4. Lead the rent collection process, including posting payments, making bank deposits, and managing accounting functions for the property.

5. Support the Property Manager with eviction processes and utility management as required.

6. Aid in the lease renewal process by preparing and distributing renewal notices, reviewing lease agreements, and maintaining accurate resident files.

7. Conduct thorough inspections of units post-move-out, documenting conditions and ensuring readiness for new residents.

8. Address resident inquiries and concerns while maintaining a high level of customer service.

9. Ensure all necessary permits are current and compliant.

10. Process administrative forms and reports efficiently.

11. Propose improvements for operational efficiencies and stay informed about market trends to suggest pricing adjustments.

12. Research and recommend new amenities and programs that enhance property value and revenue.

13. Assist in training team members on best practices for resident service and leasing techniques.

14. Regularly inspect property grounds to ensure compliance with Birchstone standards and operational efficiency.

15. Collaborate with the Property Manager on corporate initiatives and special projects, including capital improvements.

16. Participate in team meetings and serve as a resource for property staff.

QUALIFICATIONS:

- High School Diploma or equivalent required; Bachelor's degree in Business or related field preferred.

- Minimum of two years of experience in multi-family property management or residential leasing preferred.

- Previous experience in a supervisory role is advantageous.

CERTIFICATIONS:

- Preferred certifications include Certified Property Manager (CPM), Certified Apartment Manager (CAM), or Accredited Residential Manager (ARM).

SKILLS:

- Strong knowledge of marketing, leasing, and financial management.

- Excellent leadership and interpersonal skills.

- Ability to work both independently and collaboratively.

- Proficient in Microsoft Office Suite and property management software.

- Strong organizational skills and attention to detail.

- Bilingual in English and Spanish is a plus.
