The Property Operations Supervisor will oversee the daily management of a residential property, working closely with the Property Manager. This position plays a crucial role in tenant leasing, rent collection, and delivering outstanding service to residents while supporting the broader team.

Key Responsibilities:

  • Manage the collection of rent, late fees, and utility charges
  • Issue necessary notices (such as eviction notices)
  • Prepare and manage eviction proceedings promptly
  • Conduct regular inspections of units to minimize delinquency
  • Monitor lease expirations every 90 days and engage with residents regarding renewals
  • Oversee all aspects of the leasing process, including agreements and applications
  • Perform additional tasks as assigned

Qualifications:

  • High School Diploma or Equivalent required; College degree preferred
  • Minimum of 3 years of experience in a supervisory role within a multifamily property
  • Proficient in leasing, renewals, rent collection, and property management
  • Familiarity with CAM or CAPS certifications
  • Experience with property management software such as OneSite or RealPage
  • Strong customer service background
  • Exceptional verbal and written communication skills
  • Able to effectively interact with residents and team members
  • Demonstrated ability to prioritize tasks and meet deadlines
  • Capable of maintaining professionalism and organization in challenging situations

Physical Requirements / Working Conditions:

  • Ability to sit, stand, and walk for extended periods
  • Physical capability to push, pull, bend, stoop, squat, kneel, climb stairs, and reach overhead
  • Proficient typing skills
  • Ability to lift items weighing up to 15 pounds
  • Willingness to work in various weather conditions
  • Availability to work weekends and/or evenings on a rotating basis
