Position Overview:

As a Regional Operations Manager, you will play a pivotal role in overseeing the operational performance of our properties. Your key responsibilities will include:

  • Revenue Management: Daily management of Total Operating Revenue to ensure financial targets are met.
  • Sales Performance: Drive sales activities to achieve occupancy goals.
  • Customer Service Excellence: Lead your team to consistently provide exceptional and timely service to enhance resident retention.
  • Owner's Package Review: Ensure accuracy and timely delivery of monthly owner's packages.
  • Financial Oversight: Conduct quarterly financial assessments to maintain fiscal health.
  • Management Agreement Understanding: Familiarize yourself with management responsibilities for assigned properties.
  • Ownership Structure Knowledge: Understand the ownership framework, financing, and income-regulated programs relevant to your portfolio.
  • Operating Statement Review: Perform comprehensive reviews of monthly operating statements and general ledgers.
  • Revenue Growth Analysis: Continuously evaluate opportunities for revenue enhancement and cost management.
  • Relationship Building: Cultivate strong, loyal relationships with all stakeholders.
  • Ownership Communication: Maintain weekly contact with Ownership Representatives.
  • Team Collaboration: Participate in Property Manager, Leasing, and Maintenance meetings.
  • Industry Engagement: Attend at least one industry event each month.
  • Networking: Have lunch monthly with an industry peer.
  • Property Visits: Conduct property visits every 5-7 days to ensure operational excellence.
  • Unannounced Visits: Perform at least one surprise weekend visit to all properties monthly.
  • Staff Meetings: Attend a minimum of one staff meeting per property each month.
  • Market Leadership: Establish your properties as leaders in their respective sub-markets.
  • Competitive Analysis: Stay informed about the competitive landscape and coach your team to differentiate our properties.
  • Industry Trends: Keep abreast of industry developments and evolving customer needs.
  • Adaptability: Demonstrate flexibility and patience in managing the dynamic work environment.
  • Competitor Visits: Visit at least one competitor or new property weekly.
  • Market Transactions Knowledge: Maintain general knowledge of transactions in managed markets.
  • Marketing Standards Compliance: Ensure adherence to company marketing standards and complete quarterly site inspections.
  • Team Performance: Maintain a high-performing, customer-centric team.
  • Team Development: Foster ongoing learning opportunities for team skill enhancement and career growth.
  • Turnover Management: Keep turnover rates at 40% or lower.
  • Employee Certification Monitoring: Track progress of employee certifications for new hires.
  • Goal Setting: Conduct quarterly goal-setting meetings with on-site Property Managers.
  • Company Values Reinforcement: Uphold company values in property operations.
  • Training Involvement: Assist with company training programs and recruitment efforts.
  • New Hire Review: Conduct final reviews of all new hires within your portfolio.

Qualifications:

  • A BA/BS degree.
  • 5-7 years of supervisory experience in people and operations management.
  • Proven industry knowledge with experience managing a large community (500+ units).
  • Strong analytical skills.
  • Familiarity with Yardi or other property management software (OneSite, LRO, YieldStar, MRI, etc.).
  • Proficiency in Microsoft Office Suite – Word, Excel, and PowerPoint.
  • A real estate license (or willingness to obtain within 90 days of hire) where applicable.
