  • Team Collaboration: Participate in Property Manager, Leasing, and Maintenance meetings.

  • Networking: Engage in one lunch per month with an industry peer.
  • Property Visits: Conduct visits to each property in your portfolio every 5-7 days.
  • Surprise Inspections: Perform at least one unannounced weekend visit to all properties monthly.
  • Staff Meetings: Attend a minimum of one staff meeting per month at each property.
  • Market Leadership: Establish your properties as leaders in their respective sub-markets.
  • Competitive Analysis: Stay informed about the competitive landscape and coach your team on differentiating our properties.
  • Industry Trends: Keep abreast of industry trends, development pipelines, and evolving customer needs.
  • Adaptability: Exhibit flexibility and patience in managing the demands of a dynamic work environment.
  • Competitor Insights: Visit at least one competitor or new property weekly.
  • Market Transactions: Maintain a general understanding of transactions in your managed markets.
  • Marketing Standards: Ensure compliance with Bozzuto Marketing standards at all properties and complete quarterly site inspections.
  • Team Performance: Foster a high-performing, customer-focused team.
  • Team Development: Provide ongoing learning opportunities for skill enhancement and career progression.
  • Employee Retention: Strive to maintain turnover rates at 40% or lower.
  • Certification Monitoring: Oversee the progress of employee certifications for all new hires.
  • Goal Setting: Conduct quarterly goal-setting meetings with on-site Property Managers to ensure employee objectives are established.
  • Company Values: Reinforce company values in property operations.
  • Training Involvement: Assist with company training programs and participate in off-site recruiting efforts.
  • Hiring Review: Conduct final reviews of all new hires within your portfolio.

Qualifications:

  • A BA/BS degree.
  • 5-7 years of supervisory experience in people and operations management.
  • Proven industry knowledge with a track record of managing a large community (500+ units).
  • Strong analytical skills.
  • Familiarity with Yardi or other property management software (OneSite, LRO, YieldStar, MRI, etc.).
  • Proficiency in Microsoft Office Suite – Word, Excel, and PowerPoint.
  • A real estate license (or willingness to obtain within 90 days of hire) where applicable.
