The Facilities Operations Manager oversees and directs all maintenance requests, preventive maintenance strategies, and upkeep of amenity areas for the property. This role is pivotal in guiding the maintenance team, serving as both a mentor and a leader. Furthermore, the Facilities Operations Manager is accountable for the aesthetic appeal of the apartment community, managing inventory, and liaising with vendors. This position collaborates closely with the Community Manager on all facets of the community and supervises the property to foster a welcoming environment for residents, guests, and staff. The Facilities Operations Manager also manages the maintenance budget alongside the Community Manager to meet all property objectives. This role includes responding to after-hours emergencies (on-call) as necessary.

Key Responsibilities:

  • Direct and manage maintenance personnel by establishing daily priorities and schedules.
  • Develop, implement, and oversee a preventive maintenance program aimed at reducing emergency repairs and services.
  • Maintain property inventory, oversee purchase orders, approve invoices, and manage the maintenance budget.
  • Ensure readiness of apartment units for new residents through thorough inspections and quality control.
  • Guarantee timely completion of maintenance work orders while adhering to high standards of efficiency and safety protocols.

Qualifications:

  • High School Diploma or GED is required.
  • A minimum of 3 years of experience in property management maintenance is required.
  • At least 1 year of supervisory experience is required.
  • Proficiency in plumbing, electrical systems, appliance repair, heating, and air conditioning is essential.
  • EPA Certification Type II or universal is required.
  • Must obtain a CAMT certificate/license within one year of hire.
  • Must obtain OSHA and CPO certificates/licenses within six months of hire.
  • Strong written, verbal, and oral communication skills are necessary.
  • Familiarity with budget management is essential.
  • Basic computer skills and knowledge of property management systems such as Yardi, SightPlan, etc., are required.
  • Successful completion of a criminal background screening prior to employment.
