Under the guidance of the Community Manager, the Property Leasing Consultant plays a vital role in optimizing occupancy rates by attracting qualified prospects, engaging with the local community, arranging appointments, securing leases, enhancing resident satisfaction, and delivering exceptional customer service.

Key Responsibilities:

Sales & Marketing:
  • Oversee all leasing functions at the property, responding to inquiries, conducting tours of apartments and amenities, following up with potential residents, and coordinating move-ins.
  • Conduct market surveys and competitor assessments.
  • Propose strategies and initiatives for on-site marketing efforts.
  • Develop and manage referral programs for move-in packets, newsletters, and resident retention.
  • Initiate outreach plans to enhance sales, community engagement, and support.
  • Recommend strategies to boost qualified traffic and improve closing ratios.
  • Maintain performance metrics for e-shop, phone shop, and physical shop evaluations.
  • Ensure compliance with the LIHTC program and assist with file management.
Administrative Duties:
  • Follow all NRP procedures for prospect and resident follow-ups, including sales and service requests.
  • Conduct apartment inspections with new residents at move-in and complete necessary documentation.
  • Assist the Community Assistant in tracking lease renewals and expirations.
  • Accurately process application fees, security deposits, rents, and other charges.
  • Maintain organized files and a tidy leasing area.
  • Adhere to Fair Housing regulations and other relevant laws.
  • Inspect market-ready units and ensure they are prepared for showings.
  • May assist at other properties as needed.
  • Run errands to support property operations.
Customer Service:
  • Assist in organizing resident events.
  • Regularly walk the property to assess curb appeal and overall condition.
  • Monitor service operations to ensure timely completion of requests and maintain standards.
  • Deliver outstanding customer service and maintain a professional demeanor.
  • Be available for resident functions and community events.
  • Perform additional duties as required.
Qualifications:

Education: High school diploma or equivalent; college education preferred. Tax Credit Specialist (TCS) accreditation is a plus.

Experience: Minimum of 1 year in customer service or sales (or relevant education).

Technical Skills: Proficient in Microsoft Office; experience with Yardi is preferred.

Other Requirements: Valid Driver's License and reliable transportation.
