Job Summary

We are seeking a highly skilled and experienced Property Manager to join our team at Trubild. As a Property Manager, you will be responsible for overseeing the daily activities of one or more rental properties, typically mobile home communities. This is a challenging and rewarding opportunity for a detail-oriented and results-driven individual who is motivated to develop a distinguished career in the real estate market.

Key Responsibilities
  • Property Operations
    • Oversee the daily activities of one or more rental properties, ensuring that all aspects of property management are executed efficiently and effectively.
    • Manage the primary contact with potential tenants, discussing lease agreements, showing units, and hosting open houses.
    • Review applicants by running background or credit checks and checking references.
    • Communicate with tenants regarding paying rent or negotiating leases and ensure that there are no issues with units.
  • Administrative Tasks
    • Assist the Regional and/or Portfolio Manager with administrative tasks such as preparing the budget, collection, and sending tenant notices.
    • Conduct all business in accordance with the company's policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other Federal, State, and Local laws pertaining to Multi-Family Housing.
    • Fully implement and enforce all policies and procedures as outlined in the Company's Policy.
  • Staff Management
    • Maintain accurate resident records, update the Regional Manager rents collected and delinquent rents, preparing all notices such as late rent letters, dispossessory filings, letters, notice to cure or surrender letters, return payment letters, noise complaints, etc.
    • Inspect units during eviction process to determine occupancy, and post and deposit all monies received in the office on a daily basis.
    • Maintain quality staff communications, possess knowledge of all phases of leasing and resident retention programs, contact and follow up on all lease renewals, show and close prospects, answer and handle incoming calls from current residents, offering excellent customer service.
  • Market Analysis
    • Maintain awareness of the market conditions and trends for concessions, contributing ideas to the Regional Manager for marketing the community and improving resident satisfaction.
    • Keep updating and maintaining records for move-ins/outs, application status, traffic activity, closing ratios, etc.
  • Additional Duties
    • Perform any additional duties assigned by the Regional Manager.
    • May also be required to fulfill all the duties of a Leasing Consultant if property size dictates.
    Requirements
    • Prefer a minimum of high school degree.
    • Prior experience in property management or in a related industry preferred.
    • Licensed Property Manager a plus.
    • CAM, ARM designation a plus.
    • Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc., and to assist in efficient operations.
    • Bilingual with Spanish and English. Bi-lingual abilities (written and verbal) may be required based on specific needs of property a plus.
    • Computer software experience to include Google Workspace, MS Word, MS Excel, Rent Manager, and related is preferred.
    • Basic understanding of Landlord/Tenant laws and application, familiarity with the state specific Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
