Job Summary

Project for Pride in Living, Inc. (PPL) is seeking a seasoned Regional Maintenance Supervisor to lead its Property Management Team. This critical role is responsible for overseeing a team of maintenance technicians assigned to a specific portfolio, ensuring the efficient execution of daily work performance, participating in their training and professional development, and collaborating closely with Regional Property Managers to achieve the organization's mission and support the goals of the Facilities Manager and Department Director.

Key Responsibilities:
  • Lead a team of maintenance technicians, providing on-site supervision and guidance to ensure the successful completion of work orders and daily tasks.
  • Communicate effectively with Regional Managers and Property Managers to ensure the smooth flow of information regarding work order completion status, turnovers, special projects, preventative maintenance schedules, and inspections.
  • Supervise the completion of electronic documentation paperwork related to maintenance, including time sheets, work orders, mileage logs, and tenant notices.
  • Oversee the coordination and completion of all apartment make-ready work, including hiring and supervision of contractors.
  • Develop and maintain a list of property needs based on regular inspections of grounds and curb appeal, building structures, plumbing, electrical, fixtures, appliances, and major equipment.
  • Provide emergency maintenance on-call backup as assigned on a rotating basis.
  • Assist the Facilities Manager and Capital Improvements Manager with small site project planning and oversight.
  • Represent PPL in a professional, courteous manner at all times, maintaining positive, professional relations with co-workers, residents, and contractors.
Requirements:
  • High school diploma or equivalent required; technical or vocational training preferred.
  • Boilers license required, HVAC certification preferred.
  • Minimum seven years of experience in residential building maintenance, including drywall, plumbing, electrical, HVAC, tile, screen and window repair, and appliance repair.
  • Supervisory experience preferred.
  • Excellent communication skills, written and oral.
  • Valid driver's license with good driving record; own vehicle and proof of auto insurance.
