Job Overview

Our client, a prominent player in the Real Estate Development and General Contracting sector, specializes in commercial, mixed-use, apartment, and condominium projects valued between $3 Million and $30 Million. They are committed to delivering high-quality ground-up projects.

Position Summary:

  • The Project Superintendent operates under the guidance of the Project Manager, overseeing and coordinating subcontractors throughout the project lifecycle.
  • This role entails managing, organizing, and documenting all facets of site construction activities, ensuring that resources are effectively utilized.
  • The Superintendent is tasked with guaranteeing that projects are completed on schedule, within financial constraints, and adhere to the highest quality standards.

Key Responsibilities:

  • Demonstrate exceptional communication and leadership capabilities.
  • Possess a strong understanding of construction best practices, building regulations, and safety protocols.
  • Interpret and analyze blueprints, schematics, and construction documentation effectively.
  • Exhibit excellent organizational skills and critical thinking abilities, adapting to evolving project needs.
  • Manage permits and inspections, ensuring timely scheduling.
  • Oversee multiple projects simultaneously.

Daily Duties:

  • Maintain a comprehensive daily log.
  • Track subcontractor attendance through daily sign-in sheets.
  • Manage Time & Material ticketing.
  • Develop and oversee the project schedule.
  • Provide weekly updates, including a three-week look-ahead schedule.
  • Communicate schedule updates to subcontractors with at least one week's notice.
  • Verify the delivery of materials.
  • Review general conditions and requirements.
  • Conduct weekly safety meetings and toolbox talks.
  • Design and implement a site logistics plan.
  • Facilitate weekly meetings with subcontractors.
  • Coordinate with third-party inspectors and testing agencies.
  • Assist the Project Manager in reviewing subcontractor scopes of work.
  • Identify potential issues and risks in project drawings.
  • Support the completion of project close-out documents, including warranties and operation manuals for MEP systems.
  • Assist with Requests for Information (RFIs) and Change Orders as necessary.
  • Hold an OSHA 30-hour certification.

Qualifications:

  • A minimum of 5 years of experience as a Project Superintendent in commercial construction.
  • Experience in completing at least 2 multi-family projects within the last 5 years.
  • Familiarity with the local market and construction practices.
