Position Summary:

  • The Project Superintendent operates under the guidance of the project manager, overseeing and coordinating subcontractors throughout the project lifecycle.
  • This role entails managing, organizing, and documenting all facets of site construction activities, ensuring efficient resource allocation.
  • Accountability for the timely completion of projects, adherence to budget constraints, and upholding the highest quality standards is essential.

Key Responsibilities:

  • Demonstrate exceptional communication and leadership capabilities.
  • Possess in-depth knowledge of construction best practices, building regulations, and safety protocols.
  • Interpret blueprints, schematics, and construction documents with precision.
  • Exhibit outstanding organizational skills.
  • Apply critical thinking skills and adaptability to evolving project requirements.
  • Manage permits and inspections, ensuring timely scheduling.
  • Oversee multiple concurrent projects effectively.

Daily Duties:

  • Maintain a comprehensive daily log.
  • Manage subcontractor attendance records.
  • Oversee time and material ticket documentation.
  • Develop and maintain the project schedule.
  • Provide weekly updates, including a three-week look-ahead schedule.
  • Communicate schedule updates to subcontractors with adequate notice.
  • Verify the accuracy of material deliveries.
  • Review general conditions and requirements for the project.
  • Conduct weekly safety meetings and toolbox talks.
  • Design and implement a site logistics plan.
  • Facilitate weekly meetings with subcontractors.
  • Coordinate with third-party inspectors and testing agencies.
  • Assist the project manager in reviewing subcontractor scopes of work.
  • Identify potential issues and risks in project drawings.
  • Support the preparation of project close-out documents, warranties, and operation manuals for mechanical, electrical, and plumbing systems.
  • Assist with requests for information (RFIs) and change orders as necessary.
  • Hold an OSHA 30-hour safety certification.

Qualifications:

  • A minimum of 5 years of experience as a project superintendent in commercial construction.
  • Experience in completing at least 2 multi-family projects within the last 5 years.
  • Familiarity with the local market and construction practices is essential.
