LiveNjoy Residential, a vibrant and successful real estate management firm, is in search of a dedicated and detail-oriented Area Supervisor to oversee our operations.

The perfect candidate will possess a strong commitment to resident satisfaction, a deep understanding of the residential property sector, and a solid history of effective property management.

As an Area Supervisor at LiveNjoy Residential, your primary responsibilities will include managing the daily functions of several residential properties, maintaining clear communication with staff, prospective hires, tenants, addressing maintenance requests, overseeing budgets, and ensuring that our properties consistently meet high-quality standards.

Key Responsibilities

Leasing Operations:
Lead and manage leasing operations across various locations.
Follow up on inquiries and approve pending applications.
Work closely with property managers to achieve optimal occupancy levels.

Lease Management:
Oversee and facilitate lease renewals for all properties.
Ensure timely responses and follow-ups on renewals in collaboration with office personnel.

Resident Satisfaction and Issue Resolution:
Proactively enhance resident satisfaction and address feedback.
Ensure quick resolution of maintenance requests to boost tenant retention.
Handle all tenant inquiries and resolve conflicts professionally.

Financial Oversight:
Review and manage collections daily with property management teams.
Make informed decisions regarding evictions and payment arrangements.
Ensure properties adhere to monthly financial targets and objectives.

Maintenance Oversight:
Supervise all property maintenance requests and ensure timely execution by maintenance teams.
Guarantee prompt resolution of maintenance issues to uphold property standards.

Unit Preparation and Move-Ins:
Coordinate the preparation of units for incoming residents.
Oversee progress to ensure timely move-ins across properties.

Move-Out Procedures:
Manage and execute move-out reconciliations.
Provide residents with accurate final account statements.
Collaborate with staff to ensure timely information during move-out.

Strategic Planning and Budgeting:
Utilize strategic planning to consistently meet financial goals.
Audit rent rolls to monitor rent, lease expirations, and eviction statuses.

Human Resources and Team Leadership:
Submit necessary HR documentation for new hires, payroll, and terminations.
Source and support potential candidates.
Provide guidance to property managers and staff.

Communication and Coordination:
Effectively liaise with city officials, staff, property owners, lenders, and inspectors.
Conduct thorough property inspections to ensure compliance with safety regulations.
Support property transactions as needed.

Emergency Management:
Assist in managing on-site emergencies.
Coordinate with maintenance and emergency services as necessary.

Additional Responsibilities:
Perform other assigned duties to support property managers and ensure smooth operations.
Implement best practices in property management and maintain compliance with industry standards.

Qualifications
Education:
Minimum: High School Diploma or Equivalent.
Preferred: College Degree in a related field.

Experience:
At least 4 years of experience as a Community Manager in a Multifamily Property.
Experience managing multiple properties is highly preferred.

Skills:
Proficiency in leasing, renewals, rent collection, property management, and maintenance coordination.
Excellent verbal and written communication skills for effective interaction with residents and team members.
Strong customer service skills.

Personal Attributes:
Strong sense of urgency and ability to meet deadlines.
Exceptional organization and professionalism in challenging situations.

Professional Qualifications:
Preferred: Experience with CAM (Certified Apartment Manager) or CAPS (Certified Apartment Portfolio Supervisor) qualifications.
Preferred: Proficiency in property management software.

Additional Requirements:
Ability to travel between properties as needed.
Flexibility to work outside of standard hours for emergencies or special projects.
