Job Overview

LiveNjoy Residential is a vibrant and expanding real estate management firm looking for a dedicated and detail-oriented Area Supervisor. The successful candidate will have a strong commitment to resident satisfaction, a deep understanding of the residential property sector, and a solid history of effective property management. As an Area Supervisor, you will oversee the daily functions of several residential properties, ensuring seamless communication with staff, prospective hires, tenants, and maintenance teams, while managing budgets and upholding our high property standards.

Key Responsibilities
  1. Leasing Management:
    • Direct and manage leasing operations across various properties.
    • Follow up on potential leads and approve pending applications.
    • Work closely with property managers to achieve maximum occupancy levels.
  2. Lease Administration:
    • Oversee and facilitate lease renewals for all properties.
    • Ensure timely responses and follow-ups on renewals in collaboration with office personnel.
  3. Resident Relations and Issue Resolution:
    • Actively manage resident satisfaction and address feedback effectively.
    • Ensure swift resolution of maintenance requests to enhance tenant retention.
    • Handle tenant inquiries and resolve conflicts professionally.
  4. Financial Oversight:
    • Review daily collections with property management teams.
    • Make informed decisions regarding payment arrangements and evictions.
    • Ensure properties align with monthly financial goals.
  5. Maintenance Coordination:
    • Supervise all property work orders and their execution by maintenance staff.
    • Ensure timely resolution of maintenance issues to uphold property standards.
  6. Unit Preparation and Move-Ins:
    • Manage the preparation schedule for units for incoming residents.
    • Oversee progress to guarantee timely move-ins across properties.
  7. Move-Out Processes:
    • Oversee and execute move-out reconciliations.
    • Provide residents with accurate final account statements.
    • Collaborate with staff to ensure timely information upon move-out.
  8. Strategic Planning:
    • Utilize strategic planning to consistently meet financial objectives.
    • Audit rent rolls to monitor rent, lease expirations, and eviction statuses.
  9. Team Management:
    • Submit necessary HR documentation for new hires and payroll.
    • Source and support potential candidates.
    • Provide guidance to property managers and staff.
  10. Communication and Inspections:
    • Effectively communicate with various stakeholders, including city officials and inspectors.
    • Conduct thorough property inspections to ensure compliance with safety regulations.
    • Support property transactions as needed.
  11. Emergency Management:
    • Assist with on-site emergencies as required.
    • Coordinate with maintenance and emergency services when necessary.
  12. Additional Responsibilities:
    • Perform other assigned duties to support property management operations.
    • Implement best practices in property management and ensure compliance with industry standards.
Qualifications
  1. Education:
    • Minimum: High School Diploma or Equivalent.
    • Preferred: College Degree in a relevant field.
  2. Experience:
    • At least 4 years in a Community Manager role at a Multifamily Property.
    • Experience managing multiple properties is highly desirable.
  3. Skills:
    • Proficient in leasing, renewals, rent collection, and property management.
    • Excellent communication skills for effective interaction with residents and team members.
    • Strong customer service skills.
  4. Attributes:
    • Strong sense of urgency and ability to meet deadlines.
    • Exceptional organizational skills and professionalism.
  5. Professional Credentials:
    • Preferred: CAM or CAPS qualifications.
    • Preferred: Proficiency in property management software.
  6. Additional Requirements:
    • Willingness to travel between properties as necessary.
    • Flexibility to work outside standard hours for emergencies.
