As a Community Manager at LiveNjoy Residential, your primary responsibilities will include overseeing the daily functions of one of our residential communities, maintaining open lines of communication with residents, addressing maintenance issues, managing financial plans, and ensuring that our properties consistently meet our high standards.

Key Responsibilities:

  • Supervise and execute leasing activities, ensuring timely follow-up on inquiries and application approvals.
  • Manage lease renewals in collaboration with office personnel to guarantee prompt responses.
  • Enhance resident satisfaction by addressing feedback and ensuring efficient work order responses to boost tenant retention.
  • Review daily collections with the team and make informed decisions regarding evictions and payment arrangements.
  • Oversee property work orders and coordinate with maintenance staff for timely execution.
  • Manage the preparation schedule for new residents and supervise progress to ensure timely occupancy.
  • Conduct move-out reconciliations and provide residents with final account statements, ensuring accuracy and timeliness.
  • Strategize to meet monthly financial goals and objectives for the property.
  • Audit rent rolls to monitor rent payments, lease expirations, and tenant statuses.
  • Submit necessary HR documentation to corporate, including new hires and payroll.
  • Address tenant inquiries and resolve conflicts professionally and efficiently.
  • Communicate effectively with city officials, staff, owners, lenders, and other stakeholders during routine inspections.
  • Conduct daily property walks and regular inspections to maintain safety and compliance standards.
  • Respond to emergency calls and delegate tasks to on-call maintenance personnel.
  • Perform additional duties as assigned.

Qualifications:

  • High School Diploma or Equivalent required; College Degree preferred.
  • 4+ years of experience as a Community Manager in a multifamily setting.
  • Proficient in leasing, renewals, rent collection, and property management.
  • Familiarity with CAM or CAPS certifications.
  • Experience with ResMan is preferred but not mandatory.
  • Exceptional verbal and written communication skills for effective interaction with residents and team members.
  • Strong customer service background.
  • High sense of urgency and ability to meet deadlines.
  • Capacity to remain organized and professional in challenging situations.
