POSITION OVERVIEW


This is an on-site position, based out of the ARTISAN Management Group's office in Des Moines, a rapidly growing metropolitan area in the Midwest, known for its extensive trails, vibrant public arts scene, renowned Downtown Farmer's Market, and a wealth of recreational, cultural, and commercial opportunities.

The Senior Vice President of Property Management is accountable for all aspects of property oversight, including operational management, leasing strategies, financial planning, budgeting, market positioning, property promotion, and the seamless integration of new acquisitions, along with the supervision of Regional Managers.

In this dynamic, hands-on position, you will not only formulate strategies but also serve as a key mentor and coach to members of our AMG team.

This role directly oversees a team of Regional Managers, who in turn manage Community Managers and/or Area Managers. Flexibility and adaptability to the evolving market and organizational goals are essential.

KEY RESPONSIBILITIES


1. Oversee financial strategies for each designated region, ensuring profitability with an emphasis on revenue growth rather than merely expense management.

2. Conduct regular property site evaluations to ensure compliance with ARTISAN standards.

3. Analyze performance metrics to identify areas for property or portfolio enhancement.

4. Develop and implement strategic plans for each property and portfolio.


5. Stay informed about market trends affecting leasing, staffing, product conditions, supply, and customer traffic.

6. Supervise marketing efforts and review quarterly marketing reports with the Marketing Coordinator.

7. Maintain current knowledge of industry regulations, codes, and legal matters.

8. Identify and communicate achievable objectives and resource challenges, providing recommended solutions.

9. Meet with each Regional Manager to assess portfolio performance, set goals, and implement improvement strategies.

10. Oversee the budget development process for the portfolio.

11. Evaluate employee engagement and performance metrics.

12. Mentor and develop junior leadership, fostering autonomy within the team.

13. Lead leadership meetings and individual team discussions.

14. Conduct monthly financial reviews with Community Managers and Regional Managers.

15. Review weekly property reports and address any concerns.

16. Analyze survey data and address any issues.

17. Assist with due diligence processes.

18. Support underwriting and the transition of pro forma to Year-One budgets for new property acquisitions.

19. Participate in CAPEX assessments and evaluations of all AMG properties.

20. Review potential property acquisitions and dispositions with ACG and plan accordingly.

21. Exemplify leadership by fostering communication, collaboration, flexibility, and a productive team environment within our communities and corporate teams.

22. Remain adaptable to the changing market and organizational objectives.

23. Review and execute third-party service and seasonal contracts.

24. Assess organizational needs.

25. Attend industry conferences and maintain membership in professional organizations.

26. Establish goals and assist in implementing company-wide initiatives.

27. Identify opportunities for system or policy enhancements.

28. Perform other duties as assigned.

QUALIFICATIONS FOR SENIOR VICE PRESIDENT OF PROPERTY MANAGEMENT
A degree in business administration or a related field from an accredited institution.

Proven experience in leading teams of 50 or more individuals for a minimum of 3 years.

Strong organizational, administrative, and leadership capabilities.

Effective communication and coordination skills across all organizational levels.

Ability to meet deadlines consistently.

Exceptional oral, written, and listening skills.

High attention to detail with strong accuracy.

Ability to work independently as well as collaboratively.
