Key Responsibilities:

The Property Maintenance Supervisor is responsible for a variety of tasks, including:

  • Assisting in the preparation of units for market readiness and overseeing the condition of new resident move-ins.
  • Conducting final inspections of units prior to resident occupancy.
  • Responding to routine maintenance requests within a twenty-four (24) hour timeframe and completing them as efficiently as possible.
  • Overseeing the upkeep of swimming pools, recreational areas, spas, and water features.
  • Ensuring daily cleaning and maintenance of common areas, including sweeping, washing, and general upkeep.
  • Monitoring security measures for vacant units and ensuring all entry points to common facilities are secured.
  • Maintaining a professional demeanor while interacting with residents.
  • Regularly communicating with the Maintenance Supervisor or Community Manager regarding property issues and suggestions for enhancements.
  • Completing work orders that may include various maintenance tasks.

Qualifications:

The ideal candidate for the Property Maintenance Supervisor position should possess the following skills, education, and experience:

  • Proficient knowledge of plumbing, electrical systems, HVAC, appliance repair, pool maintenance, carpentry, and general construction.
  • Professional appearance and demeanor, demonstrating a strong work ethic in interactions with staff, vendors, and residents.
  • High school diploma or GED equivalent.
  • A minimum of two years of experience in multi-family property maintenance.
  • HVAC Certification.
  • Valid Driver's License.
  • CPO Certification.
  • Physical capabilities to include lifting, carrying, climbing, kneeling, and working outdoors, with a willingness to participate in overtime and weekend on-call rotations.
