Samuel Miller Senior Housing Community is seeking an experienced Property Manager to join our team
Samuel Miller is a Springpoint Senior Living HUD Affordable Housing Community located in Mount Holly, NJ. The basic function of the position is to
oversee the leasing and compliance in an 84 unit, HUD 202 PRAC affordable housing community. Under the policies established by HUD and Springpoint, the position is responsible for responding to inquiries for housing, maintaining the waiting list, interviewing prospective tenants, conducting financial qualification and provide move-in information on building policies and procedures.
Responsibilities:
Prepare for yearly file audits and reviews by internal and external parties.
Organize and prepare resident files; audit periodically to ensure accuracy.
Conduct eligibility interviews with prospective tenants from the wait list
Prepare applicants for move in and lease signing
Recertify all current tenants annually.
Utilize HUD Secure Systems, Enterprise Income Verification system, TRACs and One Site software to satisfy reporting and compliance requirements
Rent collection, security deposit collection and annual dissemination of interest
Oversee and coordinate move-outs and corresponding paperwork.
Attend yearly conferences and training pertaining to the position.
Show apartments to applicants on an as-needed basis.
Demonstrate the ability to function as a team member in sharing responsibilities with other staff members.
Provide back-up for administrative and resident-related functions as directed by the Executive Director.
Education and Experience:
Highschool Diploma or equivalent required.
Demonstrate recent successful completion of Certified Professional of Occupancy (CPO) course or successfully complete CPO course within one year of securing position and must attend property management, fair housing and other related training regularly as required.
Bilingual in Mandarin and English desirable
