Position Overview:

Conifer Realty is in search of a dedicated and proactive Property Operations Manager to oversee and lead the team at our apartment community. You will be responsible for ensuring that all operational tasks are executed efficiently, including timely completion of work orders, effective apartment turnover processes, and achieving leasing goals. Your role will also involve managing team performance and training, ensuring a safe and secure environment for residents and staff.

Key Responsibilities:

  • Ensure adherence to all housing program requirements and guidelines.
  • Manage rental applications, including approval processes and lease documentation.
  • Oversee property occupancy, maintaining waitlists and ensuring timely leasing of vacant units.
  • Recruit, train, and evaluate team members, fostering a culture of coaching and development.
  • Handle move-in and move-out processes with attention to detail.
  • Ensure maintenance requests are addressed promptly and maintain communication with residents.
  • Assist in budget development and adhere to financial guidelines.
  • Manage rent collection and address delinquent accounts efficiently.

Compensation: The salary range for this position is $55,000 - $60,000, with actual compensation varying based on experience, skills, and qualifications.

Qualifications:

  • 4+ years of experience in property management, specifically in affordable housing.
  • 1+ years of experience with newly leased properties.
  • 1+ years of supervisory experience, including training and performance management.
  • Proficient in MS Office Suite (Word, Excel, Outlook).
  • Excellent customer service, organizational, and time management skills.
  • Familiarity with Yardi Voyager or similar compliance software is preferred.
  • Strong mathematical skills and understanding of financial management.
  • Some college education preferred; certifications in fair housing or property management are a plus.
  • High School diploma or GED required.
  • Valid driver's license and reliable transportation required.
