We are seeking a Market Lead to join our Chicago team. The Market Lead's key role will be to source and lease commercial properties within the assigned markets across the region and will report to the Regional Sr. Vice President.

Position Responsibilities

  • Identify target properties that meet the firm's specified acquisition criteria
  • Support the due diligence process for assets under contract
  • Work with analyst to compile underwriting material
  • Present property and market specific reports to management and investment committee
  • Learn target markets
  • Run DCF models as needed (initially and as major changes occur in property)
  • Build and cultivate relationship with brokers
  • Conduct in-depth market research in order to fully understand the position of each asset in its respective market from a leasing and investment perspective and all underlying factors which may influence it.
  • Review and approve initial capital improvement budgets and operational budget
  • Draft and negotiate real estate lease proposals and leases, and make appropriate recommendations to senior management.
  • Perform economic analysis of all potential lease transactions to verify consistency with budget and/or proforma.

Skills & Experience

  • Completed undergraduate degree from top-tier accredited institution, a post graduate degree will be considered an asset
  • 5+ years of relevant work experience to include commercial property acquisitions, dispositions and leasing
  • Thorough understanding of industrial leases, purchase and sale agreements, general real estate legal documents
  • Strong understanding of real estate fundamentals and in-depth knowledge in sourcing and underwriting,
  • Highly motivated with strong work ethics
  • Ability to be a self motivator
  • Ability to work under tight deadlines in a demanding work environment
  • Excellent communication skills
  • Strong organizational skills and attention to detail
  • Ability to create and edit Argus files
  • Advanced working knowledge of Microsoft Excel and other MS Office applications
  • Proficiency in Argus, Costar and Real Capital Analytics preferred
  • Real estate specific coursework and or work experience preferred
  • Industrial Broker experience and/or existing relationship with the brokerage community will be considered a strong asset
