Purpose of Position

The purpose of hiring a real estate construction coordinator is to streamline and synchronize the various facets of the construction process within a real estate project. Acting as a crucial liaison between project stakeholders, the construction coordinator ensures efficient communication and collaboration among architects, contractors, subcontractors, and other key contributors. They play a central role in overseeing project schedules, tracking construction progress, and managing timelines to ensure timely delivery. Budget monitoring and cost control are also fundamental aspects of their responsibilities, as they work to optimize resource allocation and mitigate potential financial risks. With a keen eye for detail, construction coordinators address issues as they arise, coordinating solutions and maintaining project momentum. Their expertise contributes to the overall success of the construction phase by fostering coordination, minimizing delays, and upholding the project's quality standards. In essence, hiring a real estate construction coordinator is an investment in effective project execution, ensuring that construction activities align seamlessly to bring the envisioned real estate project to fruition.

Tasks and Responsibilities
  • Create, track, and help maintain project estimates throughout the lifespan of Programming, Schematic Design, and Contruction Documents.
  • Throughout the Life Cycle of a construction project, track, log, and maintain actual costs, committed costs, and projected expenditures.
  • Develop and Maintain Change Order, Contingency, and Allowance Logs.
  • Develop and Maintain monthly project reports explaining the status of cost, schedule, and potential risks for Executive Leadership Review.
  • Issue and Receive Purchase Orders and Pay Applications for all construction projects
  • Develop and implement policies, tools, and standards as a "best in class" construction project management organization.
  • With the guidance of the Construction and Facilities Manager, help manage general contractor bid process and general contractor onboarding in conjunction with Procurement team
  • Assist the Corporate Real Estate Team with Site Evaluations for potential site opportunities.
  • Monitors general contractor's work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents
  • Act as general contractor for low complexity jobs (self-perform) as determined in connection with the Construction and Facilities Manager.
