Scheduled Hours40Position SummaryThe Operations & Facilities Management Department at Washington University School of Medicine is committed to delivering a comprehensive range of services to support the medical campus.

We oversee maintenance and operations for 65 buildings, covering more than 10.1 million gross square feet of space. This includes the 11-story, 609,000-square-foot neuroscience research building, which houses one of the world's highest concentrations of neuroscientists. Our responsibilities include operational and administrative support, strategic planning, and project management.

Furthermore, as the School of Medicine continues to expand its presence both on and off campus in areas such as teaching, clinical care, and research, our team remains instrumental in ensuring the seamless delivery of clinical care, advancing research initiatives, and facilitating educational endeavors.

Assists with all facilities-related operations at Washington University School of Medicine. Operators monitor several different building automation software and three unique fire alarm software to support the 24/7 operation of researchers and campus community partners. Provides emergency response to A/BSL3 laboratories, vivariums, data centers, climate rooms, freezer farms, and other various campus assets in the event of degraded infrastructure, functions as dispatch for Facilities Engineering skilled trades to support the timely repair of degraded building systems during off-shifts.Job Description

Primary Duties & Responsibilities

Monitors software, computer, telephone systems, and facilities terminology to support monitoring building automation and fire alarm systems on computer workstations. Provides emergency response to A/BSL3 laboratories, vivariums, data centers, climate rooms, freezer farms, and other campus assets. Acts as the first responder to HVAC events, which may require manually resetting alarms, freeze stats, pressure switches, motor overloads, and equipment shutdowns. Changes temperature, humidity, and airflow set points as needed.Assists with triaging service interruptions to responsible technicians to minimize system/equipment downtime by documenting impact and creating verbal and written work orders from internal and external callers. Must maintain excellent customer service at all times and be able to distinguish impact, protocols, and need for escalation.Learns and utilizes building automation logic and assists with optimizing 32 chillers in 9 chilled water plants to the most efficient configuration to support the cooling demand across 26 central buildings, aligning with overall campus carbon emissions reduction efforts while minimizing electrical demand charges.Conducts monthly inspections on elevator equipment rooms and Fire Recall testing to ensure proper operation in an emergency. Also, performs inspections on all campus Fire Suppression sprinkler systems to ensure proper alignment in an emergency.Provides data entry within multiple databases and systems supporting the Facilities Management department. This may include operational logs, work order requests, and updating equipment/inventory.Supports continued construction and renovation efforts to facilitate the Hot-Work Permit process by reconfiguring the Fire Alarm Automation systems.Executes approved procedures for equipment operating outside of their designed parameters to support sustained operations.Assists with creating and distributing service interruption notifications that impact our physical assets and infrastructure to responsible staff and campus partners.Performs other duties as assigned. Working Conditions The work shift is typically Friday - Tuesday, 3:30 p.m. - 11:30 p.m.Shift differential for 2nd shift is $1.00/hr.Works inside and outside in dusty and dirty places such as pits and equipment spaces where temperatures may exceed 100 degrees and equipment may be oily and greasy.Exposed to wet and cold conditions and noise and vibration from operation equipment.Ability to work in morgues, anatomy and pathology laboratories.An Employee may be required to work near labs containing bio-hazardous radioactive substances. Preferred Qualifications EPA approved universal certification for handling CFC/HCFC Refrigerants per EPA 40 CFR.Knowledge of Johnson Controls and Schneider Electric building automation systems.Experience with commercial HVAC systems (AHUs, Chillers, Cooling Towers, Exhaust Systems, and Climate Rooms).​Demonstrate professionalism, respect for colleagues and stakeholders, unwavering integrity in all actions, dedicated pursuit of excellence, and a track record of consistent dedication to achieving organizational goals.Excellent computer skills with basic workstation troubleshooting skills.Excellent customer service skills and the ability to communicate with diverse people.Two to four years of related experience in skilled trade functions and demonstrated ability to perform varied maintenance tasks.Ability to diagnose and resolve various maintenance problems involving HVAC, electrical, plumbing, mechanical, and other conditions.Ability to resolve maintenance problems in a timely manner to avoid or minimize disruptions and delays in the work environments of faculty, staff, customers, or the public.Ability to lift and carry tools and material weighing more than 50 pounds and raise and carry with assistance items weighing 200 pounds.Ability to climb, balance, stoop, kneel, and crouch to gain access to pipes, wiring, and equipment. Excellent oral and written communication skills.Ability to work with minimal supervision.Be available to work overtime when asked.Required QualificationsHigh school diploma or equivalent high school certification and one year of related experience or an equivalent combination of education and relevant experience.Must obtain and maintain a valid Missouri Class E or Illinois Class D Driver's license. within 30 days of hire.Good driving record.GradeG08-HSalary Range$ $32.85 / HourlyThe salary range reflects base salaries paid for positions in a given job grade across the University.
