Description:

We are seeking an experienced Director of Real Estate and Development to manage the expansion of new restaurant locations for our brand, Starbird. The Director will be based at our SF Bay Area Support Center and will oversee the comprehensive development of the new restaurant pipeline throughout the United States. The Director of Real Estate and Development will spearhead the formulation and execution of strategic initiatives to facilitate scalable growth, streamline processes to reduce time and complexity and optimize capital returns. Collaborating closely with senior leadership across the organization, the Director of Real Estate and Development will devise market expansion and densification strategies aligned with the Company's objectives. Additionally, they will serve as a primary conduit for expertise, advocating for our brand, operators, and customers' interests.

Key Responsibilities:

  • Manage a defined territory that includes maintaining a strong market knowledge and an understanding of Starbird's leasing requirements, coverage gaps, opportunities, trends, competition, and other factors that contribute to knowledgeable real estate decisions.
  • Achieve financial goals and metrics for new stores, such as ROIC and cost reduction.
  • Oversee the store development process to ensure performance commitments, including opening dates, construction projects, and financial objectives, are met.
  • Tour markets, proforma creation, letter of intent preparation, lease negotiation, renewals, expansions, relocations, and potential closures.
  • Evaluate prospective new stores' spaces for cost implications and equipment, mechanicals, electrical, value engineering ideas, project management, cost savings, timeline management, solving unexpected cost issues, project close-out, and on-time, on-budget performance.
  • Evaluate new store spaces for layout and 'flow' ideas, potential challenges, meet design production deadlines, ensure consistency with Company design standards, and reduce costs.
  • Obtain necessary permits, approvals, and other regulatory prerequisites.
  • Draft and submit restaurant projected budgets based on the scope of work and resource requirements.
  • Manage construction projects to ensure timely and within-budget completion of new restaurants.

Requirements:

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field strongly preferred.
  • A minimum of 10 years of experience in real estate development, asset management, or a related field with a proven track record of successful large-scale projects.
  • Must be an experienced organizational leader who demonstrates great leadership, sales, presentation, and professional communications skills.
  • Strong financial acumen, analysis, problem-solving, negotiating, and influencing skills.
  • Strong understanding of real estate markets, zoning laws, property management, and real estate finance.
  • Experience in negotiating and managing contracts and leases.
  • Some restaurant experience.
  • Excellent communication skills, both written and oral, with all levels of the organization including management, peers, and clients.
  • Demonstrated leadership skills with the ability to manage and mentor a team.
  • Ability to create and manage budgets, financial reports, and financial modeling.
  • Experience working with architects, contractors, and other stakeholders in the construction process.
  • Strong analytical and problem-solving skills.
  • Willingness to travel as needed for site visits, meetings, and project oversight.
  • Experience with land acquisition and site due diligence.
  • Ability to manage multiple projects simultaneously and meet deadlines under pressure.
