Position Overview:
Gaetani Real Estate is seeking a seasoned portfolio manager to oversee a collection of properties. The portfolio manager will be accountable for the comprehensive financial and operational oversight of the properties within their portfolio. Acting as the primary representative of the company, this role requires a high level of emotional intelligence and interpersonal skills to effectively engage with clients, residents, and internal stakeholders.
Key Responsibilities:
- Establish and nurture relationships with tenants, ensuring that requests and issues are addressed promptly.
- Oversee all essential business operations, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable and payable, and vendor management.
- Evaluate onsite resident manager performance and provide timely, constructive feedback.
- Manage complex property capital improvement projects.
- Be available for after-hours emergency service on a rotational basis.
- Engage in business development activities to attract new clients.
- Facilitate smooth onboarding and offboarding processes for properties within the portfolio.
- Collaborate with the leasing team to ensure timely occupancy of vacant units.
- Conduct regular property inspections to maintain standards.
- Possess a thorough understanding of the real estate market in the San Francisco area.
Required Qualifications:
- 7 to 10 years of experience in property management, ideally in third-party management, with knowledge of SF rent control.
- In-depth understanding of the property management sector, including fair housing regulations and risk management.
- Valid CA Department of Real Estate license.
- Preferred: Certified Property Manager (CPM) designation from IREM.
- A bachelor’s degree is advantageous.
- Demonstrated initiative, motivation, and strong problem-solving capabilities.
- Ability to excel in a fast-paced work environment.
- Experience with AppFolio software is preferred.
