Position Overview: We are seeking an experienced Construction Project Manager to oversee and manage construction projects within our real estate investment portfolio. This role involves planning, coordinating, and supervising construction activities to ensure projects are completed on time, within budget, and to the highest quality standards. The ideal candidate will have strong leadership, project management, and communication skills, and will work closely with the firm's principals and other team members.

Responsibilities

Project Planning and Management

· Project Planning: Develop comprehensive SOW, project plans, including timelines, budgets, and resource allocation.

· Scheduling: Create and manage construction schedules, ensuring all milestones and deadlines are met.

· Budget Management: Monitor project budgets, control costs, and ensure financial efficiency.

Construction Oversight

· Site Management: Oversee daily construction activities, ensuring compliance with safety regulations and building codes.

· Quality Control: Ensure all work meets the company's quality standards and project specifications.

· Contractor Coordination: Hire, train, and supervise contractors and subcontractors.

Communication and Reporting

· Stakeholder Communication: Maintain regular communication with stakeholders, including investors, clients, and team members.

· Progress Reporting: Prepare and present regular progress reports, highlighting key achievements and addressing any issues.

Risk Management

· Risk Assessment: Identify potential risks and develop mitigation strategies.

· Compliance: Ensure all projects comply with local, state, and federal regulations.

Qualifications

Education

· Bachelor's Degree: Preferably in Construction Management, Civil Engineering, Architecture, or a related field with the same years without the education.

Experience

· Construction Management: Minimum of 3-5 years of experience in construction project management, preferably in the residential real estate sector.

· Leadership: Proven experience in a leadership role, managing teams and overseeing multiple projects simultaneously.

Skills

· Project Management: Proficiency in project management methodologies and tools (e.g., Microsoft Project, Asana).

· Communication: Excellent written and verbal communication skills.

· Analytical Skills: Strong ability to analyze financial reports, market trends, and project performance.

· Technical Proficiency: Familiarity with construction management software and platforms.
