Position Overview: We are seeking an experienced Real Estate Property Manager to oversee the operational components of our property portfolio, including property management, maintenance and leasing. This leadership role involves creating reports and recommendations, assisting team members, and optimizing the operation and acquisition of real estate assets. The ideal candidate will possess strong management and analytical skills and will work closely with the firm's principals and other team members on both the existing portfolio and future acquisitions.

Responsibilities

Operations

  • Day-to-Day Management: Oversee the daily operations and maintenance of the property portfolio to ensure compliance with codes, regulations, inspections, policies, procedures, and management agreements.

  • Pre-Acquisition Analysis: Conduct site analysis and due diligence before acquisitions and lead post-acquisition integration onto the company's property management platform.

  • Staff Management: Hire, train, and supervise building staff.

  • Rental Listings: Create and maintain rental listings, schedule, and perform unit showings.

  • Service Contracts: Bid, negotiate, and oversee service contracts for building operations, repairs, maintenance, and capital improvement projects and have a vendors list.

  • Lease Management: Create and maintain commercial and residential leases and renewals for both fair market and rent-regulated tenancies.

Tenant Relations and Oversight

  • Tenant Management: Manage relationships with commercial and residential tenants, respond to inquiries, and handle correspondence.

  • Lease Compliance: Monitor tenant compliance with lease terms, including financial obligations and alteration requirements.

  • Insurance Compliance: Ensure tenants maintain required insurance and keep records up to date.

Financial Management

  • Reporting: Develop and maintain property-level reports for internal and external use, including annual budget creation and analysis.

  • Expense Monitoring: Track expenses relative to the budget and classify vendor services.

  • Invoice Management: Submit invoices for timely payment.

Qualifications

Experience

· Property Management: Minimum of 5 years of experience in property management, with a focus on residential properties

· Leadership: Proven experience in a leadership role, managing teams and overseeing multiple projects simultaneously

Skills

· Analytical Skills: Strong ability to analyze financial reports, market trends, and property performance

· Communication: Excellent written and verbal communication skills to interact effectively with tenants, contractors, and team members

· Negotiation: Strong negotiation skills for dealing with brokers, contractors, and service providers

· Technical Proficiency: Familiarity with property management software and platforms
