Job Summary

The Maintenance Supervisor is a key member of the ZRS Management team, responsible for ensuring the overall maintenance of our properties. This role requires a high level of technical expertise, excellent communication skills, and the ability to work independently with minimal supervision.

Key Responsibilities
  • Facilities Management: Oversee the maintenance of all property facilities, including but not limited to: prompt and efficient service calls, on-call service, scheduling of apartment turns, and performing light electrical, plumbing, carpentry, and masonry repairs.
  • Team Leadership: Train and supervise maintenance employees, assist in the selection of vendors, and maintain accurate records of key property information.
  • Preventive Maintenance: Work with the Property Manager to establish and implement a comprehensive preventive maintenance program, including weekly community light inspections and maintenance of pool(s) and/or Jacuzzi(s).
  • Quality Control: Inspect and approve the work of outside contractors, ensure proper insurance requirements, and maintain all required logbooks.
  • Compliance: Ensure compliance with EPA requirements, Fair Housing laws, and other relevant regulations.
  • Administrative Tasks: Order maintenance supplies, implement the Area Assignment Program, and assist in the implementation and adherence of the maintenance budget.
Requirements
  • Education and Certifications: High school diploma or equivalent, valid driver's license, and proof of automobile insurance coverage. HVAC certification preferred.
  • Skills and Abilities: Effective time management skills, attention to detail, ability to adapt to change, respect for confidentiality, and excellent communication skills.
  • Physical Demands: Ability to lift heavy objects, work on-call hours, and travel for training and education seminars.
