Position Summary: Level 10 Management is seeking an intelligent, engaging, and capable leader for the role of Property Manager/Leasing. This position is crucial for maximizing the net operating income of the properties under your management. The successful candidate will be responsible for executing cost-control measures and enhancing revenue streams, alongside developing annual budgets, leasing strategies, and marketing initiatives. Your leadership and managerial expertise will be vital in motivating and training your team, ensuring they are well-informed about the latest industry trends. You will also analyze market competition to implement effective strategies that position Level 10 properties as the premier choice in the area.

Key Responsibilities:

Marketing and Leasing:

  • Achieve budgeted occupancy levels for the property.
  • Monitor market trends and provide strategic pricing recommendations to the corporate team.
  • Lead a proactive leasing team in community outreach and relationship-building efforts.
  • Evaluate the effectiveness of leasing staff techniques in closing deals.

Financial Management:

  • Demonstrate a strong understanding of financial objectives and assist in budget formulation.
  • Maintain and report on monthly financial variances.
  • Ensure timely collection and posting of rents, with immediate bank deposits reported to the corporate office.
  • Prepare necessary legal documentation and actions in accordance with state and company policies.
  • Facilitate communication with vendors regarding scheduling, billing, and insurance requirements.
  • Manage accounts payable invoices and petty cash effectively.

Administrative Duties:

  • Ensure all leases and related documentation are accurately completed and entered into the system promptly.
  • Maintain up-to-date resident files.
  • Guarantee that all administrative paperwork is precise and submitted on time.

Resident Engagement:

  • Address resident inquiries and concerns promptly to enhance satisfaction.
  • Develop and implement resident retention initiatives, such as community events and newsletters.
  • Distribute all community-related notices as required.
  • Consistently enforce community policies and adhere to Fair Housing regulations.

Maintenance Oversight:

  • Ensure the community's appearance is maintained and repairs are addressed promptly through regular inspections.
  • Guarantee the quality and availability of market-ready apartments.
  • Conduct daily walkthroughs of models and market-ready units, communicating service needs to maintenance.

Safety Compliance:

  • Understand and comply with all safety regulations at the company, local, state, and federal levels.
  • Address unsafe conditions in a timely manner.
  • Report all incidents and claims to the corporate office immediately, ensuring proper documentation.

Qualifications:

  • 1-3 years of experience in property management is preferred.
  • Ability to work independently and make informed decisions.
  • Excellent verbal and written communication skills.
  • Strong multitasking abilities and capability to manage multiple projects under tight deadlines.
  • Proficient in MS Word, Excel, and Outlook.
  • Experience with property management software is advantageous.
  • Effective communication skills with residents, team members, and vendors.
  • Familiarity with plumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance is preferred.
  • Experience with budgeting and financial management.
  • High school diploma is required.
  • Reliable transportation is necessary.
