Job Overview

Position: Real Estate Operations Manager

Work Arrangement: Hybrid

Compensation: $60,000 - $80,000, with potential for higher based on experience

Employment Type: Direct Hire

Key Responsibilities

Daily Operations

  • Enhance and maintain tenant relationships
  • Address tenant inquiries, concerns, and coordinate necessary maintenance or repairs
  • Conduct routine property inspections
  • Supervise rent collection processes and follow up as required
  • Manage lease agreements, ensuring accurate monitoring and documentation
  • Lead the onboarding and transition processes for new properties
  • Maintain organized office systems for clerical, filing, and record-keeping
  • Engage in regular communication with tenants, service providers, and property owners
  • Contribute to company meetings, events, and training initiatives

Financial Management

  • Oversee property profitability and manage expenses, including budget analysis and variance investigations
  • Lead the CAM forecasting and reconciliation for the assigned property portfolio, including budgeting and re-forecasting
  • Collaborate with property accountants and leadership to generate management reports summarizing property performance
  • Effectively communicate the financial status of each property, focusing on significant variances
  • Work with property accountants to ensure timely and accurate financial reporting

Vendor Coordination

  • Manage facilities maintenance and contractor work orders, ensuring satisfactory and timely completion
  • Solicit service bids, negotiate contracts, and provide recommendations to property owners
  • Oversee and coordinate minor repairs, capital improvements, and tenant enhancement projects
Qualifications
  • Bachelor's degree or strong background in finance, real estate, or accounting preferred
  • At least 3 years of experience in commercial real estate management across various property types
  • Solid understanding of real estate finance, complex deal structures, leasing, and property operations
  • Detail-oriented with strong analytical skills
  • Excellent written and verbal communication abilities, capable of managing relationships effectively
  • Proficient in Microsoft Excel and Word; experience with SageCRE is a plus
  • Self-driven with a strong work ethic
  • Customer-focused with a commitment to client success
  • Able to work independently and collaboratively within a team
  • Capable of prioritizing tasks and managing multiple responsibilities in a dynamic environment
  • Willingness to work under tight deadlines and extended hours as necessary

Demonstrated customer service experience and the ability to foster trusting relationships with clients.
