POSITION SUMMARY

The Real Estate Asset Strategist will be instrumental in enhancing Enclave's commercial leasing initiatives, working in tandem with the commercial operations team to manage lease administration and optimize asset performance. This role encompasses a thorough analysis of our diverse portfolio, focusing on Capital Expenditure (CapEx) planning, real estate tax appeals, and the identification of tax credit opportunities. The ideal candidate will utilize their expertise to inform strategic decisions, elevate asset value, and maximize returns across our extensive real estate holdings.


KEY RESPONSIBILITIES

Broker Relationship Management:

  • Work closely with Developers to strategically assign listing agreements to brokers, ensuring alignment with project goals and maximizing market visibility for profitability.
  • Implement strategies to transition listing agreements to new brokers when performance targets are unmet, using negotiation skills and market insights to realign brokerage representation effectively.
  • Develop and maintain broker relationships through proactive communication, performance evaluations, and strategic support to achieve company objectives while adapting to market changes.
  • Lead the onboarding of brokers, clearly defining expectations for marketing strategies, communication protocols, and stabilization milestones to ensure successful partnerships.

Lease Analysis & Management:

  • Perform financial evaluations of lease proposals, employing advanced lease/rent calculations and net present value assessments to guide strategic decisions and optimize financial results.
  • Advise the landlord representative on potential challenges or unusual terms in lease agreements, providing expert recommendations to mitigate risks and enhance asset management.
  • Ensure alignment of prospective leases with market trends and long-term financial objectives, leveraging market knowledge to drive effective lease negotiations.
  • Oversee leasing processes meticulously, ensuring all contractual elements are reviewed, negotiated, and documented accurately to minimize legal risks.
  • Collaborate with the Enclave Property Management Commercial Operations Team to monitor lease expirations, renewals, and performance metrics, utilizing internal tools to proactively address vacancy risks.
  • Manage lien waivers and tenant improvement allowances, ensuring timely approvals in line with contractual obligations to enhance property value and tenant satisfaction.
  • Maintain open communication with asset owners and company leadership, providing regular updates on portfolio performance and market conditions to facilitate informed decision-making.
  • Assist the Director of Investor Relations in preparing data for investor reporting.

Portfolio Financial Management:

  • Conduct thorough reviews of annual operating and capital budgets for the assigned portfolio, ensuring alignment with strategic goals and optimal resource allocation.
  • Analyze monthly, quarterly, and annual property operating reports to develop data-driven strategies that enhance property performance and drive sustainable value.
  • Evaluate annual property tax assessments, recommending and coordinating appeals to optimize tax liabilities and protect portfolio value.
  • Participate in identifying properties eligible for tax-saving programs, coordinating studies to maximize tax benefits.
  • Support detailed analysis of capital expenditure decisions, evaluating investment opportunities and recommending allocations to enhance asset value.
  • Gather materials for buyer reviews of potential property dispositions, providing comprehensive due diligence documentation to support informed decision-making.
  • Conduct thorough due diligence on prospective investments, evaluating market trends, financial performance, regulatory factors, and risks to inform strategic decisions.

QUALIFICATIONS

  • Bachelor's degree in business, finance, real estate, or a related field.
  • Strong understanding of financial markets, instruments, and strategies.
  • Detail-oriented with the ability to manage multiple projects and meet deadlines in a dynamic environment.
  • Excellent communication and interpersonal skills, capable of engaging effectively with investors, tenants, and internal stakeholders.
  • 5+ years of experience in real estate asset management and transactions across various product types.
  • Experience in strategy or management consulting within the financial services sector.
  • Strong analytical and problem-solving abilities.
