Position: Property Manager

Location: Leland, NC


POSITION SUMMARY:
This role is responsible for overseeing all aspects of property management, including personnel management, marketing strategies, leasing processes, collections, resident engagement, customer service, property upkeep, vendor coordination, capital projects, administrative duties, reporting, safety protocols, and legal compliance. The Property Manager is tasked with achieving the financial and operational objectives of the organization. This position leads the on-site team to ensure optimal revenue flow through effective lease renewals and new leases at competitive rates while maintaining the quality and aesthetics of the property and its units, all while managing operating expenses efficiently.


KEY RESPONSIBILITIES:

  • Supervise on-site personnel, including recruitment, training, performance management, and disciplinary actions.
  • Set and communicate productivity benchmarks for staff to enhance property performance and individual achievements; assess staff performance against these benchmarks and make compensation recommendations accordingly.
  • Provide exemplary leadership and support to team members.
  • Address resident issues with a focus on high-quality customer service and satisfaction.
  • Assist with leasing tasks and preparing units for occupancy as needed.
  • Monitor and manage the property budget daily, ensuring alignment with established financial goals.
  • Work towards achieving annual revenue targets and maximizing income.
  • Ensure timely collection and deposit of all applicable rents, fees, and additional revenues.
  • Review and submit invoices for payment to the Accounts Payable Department.
  • Generate required reports for management review.
  • Oversee all accounting functions submitted to the Accounts Payable Department.
  • Procure necessary supplies and equipment for property operations.
  • Determine optimal rental rates based on market analysis and potential concessions.
  • Engage in and oversee marketing initiatives aimed at boosting occupancy rates.
  • Collaborate closely with the maintenance team to manage property upkeep, ensuring prompt and courteous responses to resident maintenance requests and maintaining a sufficient supply of market-ready apartments.
  • Conduct daily inspections of the property to assess its condition and identify maintenance needs.
  • Handle additional tasks as assigned by senior management.

QUALIFICATIONS:

  • Bachelor's degree or two years of relevant experience in property management, with a strong emphasis on customer service and leasing/marketing preferred. Familiarity with basic computer applications, including Microsoft Word and Excel, as well as experience with property management software (Yardi Voyager, Popcard, Payscan, Rent Caf preferred) is required.
  • Understanding of property management laws and regulations at the federal, state, and local levels.
  • Knowledge of financial management and expense control.
  • A valid driver's license or reliable transportation for attending meetings and events is necessary.
  • Property Manager or PMIC license is required; CAM certification is preferred.
