Job Overview

General Summary

The Bilingual Property Leasing Consultant plays a crucial role in the marketing and leasing of both residential and commercial properties. This position involves engaging with potential tenants, showcasing properties, evaluating applications, and ensuring adherence to rental agreements and anti-discrimination regulations.

Key Responsibilities

Ø Engage with prospective tenants, conduct property tours, and evaluate applications.

Ø Promote available properties and devise effective marketing strategies.

Ø Keep precise records of property availability and leasing activities.

Ø Assist in drafting lease agreements and facilitating lease signings.

Ø Address tenant inquiries and deliver exceptional customer service.

Ø Ensure compliance with applicable state and federal leasing laws.

Ø Conduct property tours and provide comprehensive information to prospective tenants.

Ø Participate in market analysis and adjust marketing strategies accordingly.

Leasing Duties

Ø Welcome prospects and qualify them by addressing all criteria.

Ø Promptly document all inquiries and visits in the appropriate reports.

Ø Maintain organized guest cards as per established protocols.

Ø Ensure model units are ready for market; communicate service needs to management.

Ø Showcase community and apartment features effectively to meet client needs.

Ø Facilitate the application process and secure deposits in line with company policies.

Ø Update availability reports and process applications for approval.

Ø Ensure apartments are ready for new residents on the agreed move-in date.

Ø Follow up with prospects who did not finalize the lease and attempt to close the sale.

Ø Secure signatures on necessary paperwork prior to move-in and orient new residents.

Ø Monitor lease renewals and distribute renewal notices.

Ø Assess advertising effectiveness and gather competitive market information.

Ø Represent the company professionally at all times.

Administrative Tasks

Ø Collect rental payments and forward them to the assistant manager.

Ø Prepare lease documents and input data accurately into the property management system.

Ø Maintain current resident files and document daily community inspections.

Ø Distribute company or community notices as required.

Ø Keep accurate records of monthly commissions for bonuses.

Ø Assist management with various tasks as needed.

Ø Consistently implement community policies.

Resident Engagement

Ø Respond to all telephone calls and in-person visits, addressing resident requests and concerns.

Ø Complete maintenance service requests promptly and inform the maintenance team.

Ø Ensure all maintenance issues are resolved satisfactorily by following up with residents.

Ø Maintain open communication with management and maintenance personnel.

Ø Contribute to the cleanliness and appeal of the community.

Ø Assist in organizing resident events and participate as a host when directed.

Neighborhood Outreach

Ø Engage in regular outreach marketing to attract prospective residents.

Ø Inform residents about referral incentives, if applicable.

Ø Help with the placement and maintenance of promotional materials.

Ø Distribute community newsletters and promotional flyers.

Ø Conduct market surveys and evaluate competing properties.

Essential Qualifications:

Ø Fair Housing Certification, with a willingness to obtain prior to engaging with prospective residents.

Ø Ability to collaborate effectively within a team environment.

Ø Strong verbal and written communication skills.

Ø Proficient in using a telephone, personal computer, and property management software.

Ø Maintain a positive demeanor and professionalism at all times.

Ø Flexibility to work varied hours, including evenings and weekends.

Ø Minimum of two years of relevant customer service experience.

Ø Present a neat and professional appearance throughout the workday.

Ø Adhere to company policies as outlined in the employee handbook.

Ø Demonstrate the ability to address and resolve customer concerns effectively.

Ø Successfully pass a drug test.
