Property Operations Manager

Karya Property Management is seeking a dedicated Property Operations Manager to oversee our multifamily property.

This is a full-time role with compensation based on experience.

The Property Operations Manager will be accountable for the comprehensive management of the assigned property. This position requires effective leadership of all onsite personnel and the daily operational oversight, including achieving financial targets, adhering to company policies, and fostering resident satisfaction.

Key Responsibilities:

  • Monitor leasing activities, ensuring timely follow-up on leads and processing applications.
  • Enhance customer satisfaction and retention rates by guiding property staff in renewal follow-ups.
  • Conduct daily reviews of collections and make informed decisions as necessary.
  • Oversee all property work orders, coordinating with lead maintenance staff for execution.
  • Manage the schedule for property readiness and supervise progress.
  • Audit rent rolls to track rent payments, lease expirations, month-to-month tenants, and evictions.
  • Submit required HR documentation to corporate, including new hires, payroll, and terminations.
  • Respond to emergency calls and delegate tasks to on-call maintenance personnel.
  • Perform additional duties as assigned.

Qualifications:

  • High School Diploma or Equivalent required; College Degree preferred.
  • Minimum of 3 years' experience as a Property Operations Manager in a multifamily setting.
  • Proficient in leasing, renewals, rent collection, and property management practices.
  • Familiarity with CAM or CAPS certifications.
  • Experience using Onesite software.
  • Strong verbal and written communication skills.
  • Background in customer service.
  • Able to communicate effectively with residents and team members.
  • Demonstrated sense of urgency and ability to meet deadlines.
  • Capacity to maintain organization, professionalism, and respect in challenging situations.

Physical Requirements / Working Conditions:

  • Extended periods of sitting, standing, and walking throughout the workday.
  • Ability to push, pull, bend, stoop, squat, kneel, climb stairs, and reach overhead.
  • Proficient typing skills.
  • Ability to lift up to 15 pounds.
  • Willingness to work indoors and outdoors in various weather conditions.
  • Availability to work weekends and/or evenings on a rotating schedule.
