About the Role

Akelius is seeking a seasoned Senior Property Manager to lead a portfolio of multifamily apartment buildings. The successful candidate will be responsible for effectively managing these properties, maintaining excellent relationships with residents and staff, and driving business growth.

Key Responsibilities
  • Provide leadership, support, and training to the onsite property management team to ensure properties meet and exceed Akelius expectations.
  • Coach and mentor property team members on effective leadership, property management strategies, and best practices.
  • Instill a customer service orientation for every interaction with prospects, residents, team members, or outside parties.
  • Ensure all team members are adequately trained to be successful in their roles.
  • Provide onsite presence at properties in the portfolio for mentorship, reinforcing training, processes, and procedures.
  • Work with counterparts, asset managers, and property managers to create and document new policies, develop, and maintain procedure guidelines, and conduct trainings.
  • Assist with the onboarding of new Akelius acquisitions.
  • Oversee the overall financial and operational performance of the property.
  • Develop and implement cost control and revenue improvement strategies to maximize net operating income.
  • Assist in developing and adhering to property budgets, occupancy goals, operating expenses, and capital investments.
  • Review delinquencies and recommend corrective action.
  • Coordinate with regional facility manager and asset manager on yearly service contracts.
  • Provide support in implementing marketing and leasing strategies.
  • Staff management and customer service.
  • Support property managers with employee recruitment, training, retention, performance management, and dismissal for property and facility supporting roles.
  • Recommend training as appropriate and review career path planning and professional development plans.
  • Partner with staff department when needed to manage and correct performance issues.
  • Collaborate with team to improve ORA scores and online reputation.
  • Establish and maintain positive customer service relationships with all constituents, residents, and vendors.
  • Conduct monthly property updates to include leasing, property budget, staffing, and facilities.
  • Complete other tasks as necessary.
Requirements
  • Bachelor's degree in business administration, real estate, accounting, public administration, or finance.
  • Five plus years of multi-family housing property manager experience.
  • Knowledge, understanding, and compliance with applicable Federal, State, and local laws, including rent stabilization laws where applicable.
  • Motivated self-starter with strong multi-tasking and organizational skills.
  • Ability to thrive and lead a team in an entrepreneurial environment.
  • Experience with onsite community renovation work strongly preferred.
  • Microsoft Word and Excel.
  • Comprehensive knowledge of industry software systems including Yardi Voyager.
  • Superior communication (written and verbal), negotiation, and presentation skills with all levels of management internally and externally.
  • Strong leadership and administrative skills paralleled with exceptional customer service.
