Property Manager

CMM Realty Inc. is seeking a highly skilled and experienced Property/Association Manager to oversee the day-to-day operations of our properties in the Columbia, SC area.
Key Responsibilities:
- Field phone calls from residents/owners and respond to their inquiries in a timely and professional manner.
- Accept and schedule maintenance requests to ensure prompt resolution of issues.
- Perform duties for the Homeowners Association (HOA) such as verifying homeowner/renter's insurance policies are active and up-to-date.
- Send lease violation or HOA violation letters to residents/owners as necessary.
- Promote our properties in a compelling way, overcome objections, build relationships, and create excitement among prospective residents.
- Maintain these relationships by providing excellent customer service and helping current residents resolve problems as they arise.
- Generate property-wide communication to residents to inform and update them on issues and prepare and distribute bulletins related to affairs of the association on new policies approved by the Board of Directors.
- Assist in preparation of the operation budget and negotiate maintenance and service contracts.
- Review monthly financial reports to ensure they are accurate and correct before submitting to the Board of Directors on a monthly basis.
- Manage income and expense to achieve budget.
- Conduct monthly inspections of the properties.
- Assemble Board of Director packets monthly and attend 12 monthly meetings per property and ensure minutes for each meeting are kept per property.
- Assemble annual meeting packets and attend 1 annual meeting per property.
- Collect and deposit HOA regime fees and follow collection policy set forth by the Management Company and Association.
- Enforce rules and regulation adopted by the Association.
- Have a can-do attitude and the ability to roll up your sleeves and get the job done.
