Facilities Maintenance Specialist | American Property Management

About Us: American Property Management, established in Bellevue, Washington, has been a family-owned leader in the property management sector since 1986. With over 30 years of experience, we excel in managing multifamily communities, currently overseeing more than 5,000 units.


Position Overview:

Schedule: Monday to Friday, 8 AM to 5 PM, with flexibility for additional hours as needed.


On-Site Living Discount:

This role offers the opportunity to reside on-site with a 25% discount on rent.


On-Site Requirement:

Physical presence at the job location during scheduled hours is mandatory. Candidates must reside within a 30-mile radius and possess reliable transportation.


Compensation Package:
  • Hourly Rate: $26 to $27
  • Sign-On Bonus: $1,000, payable at 3 and 6 months of continuous employment.
  • Additional benefits include monthly leasing bonuses, comprehensive medical, dental, and vision coverage, with the employer covering 85% of the employee's premium.
  • 401k contribution opportunities with annual company matching.
  • Paid sick leave accrual of 1.33 hours for every 30 hours worked (approximately 11 days per year).
  • Paid vacation starting at two weeks, increasing with tenure.
  • 10 paid holidays, including 2 personal holidays of your choice.

Note: Compensation offers are based on experience and geographical location.

What We're Looking For:
  • 1-2+ years of experience in multifamily or hotel maintenance.
  • Experience in the unit turnover process from start to finish.
  • Ability to track and maintain inventory.
  • Must provide basic hand tools; power tools will be supplied by the company.
  • Customer service experience is essential.
  • A valid driver's license is required.
  • CPO certification is preferred.
  • A high school diploma or GED is preferred.
  • Exceptional attention to detail and organizational skills.
  • Effective communication and teamwork abilities.
  • A positive attitude and a collaborative approach.
  • Fluency in English, with strong reading, speaking, and writing skills.

Your Role:
  • Exemplify discretion and sound judgment in evaluating work quality.
  • Assist in preparing units for rent.
  • Adhere to safety protocols at all times.
  • Safely utilize chemicals and equipment as part of daily tasks.
  • Maintain grounds and storage areas to meet company standards.
  • Ensure timely unit turnover through painting and cleaning as needed.
  • Maintain lawns and ensure entryways are free of debris.
  • Regularly service equipment to ensure safe operations.
  • Be available for on-call emergencies or snow removal.
  • Enforce company policies and procedures as outlined in the Operations Manual.
  • Clean units as required.
