Job Description

The Regional Property Manager is responsible for overseeing the daily operations of an assigned set of affordable communities, ensuring they are run in an organized and efficient manner to meet company standards. This role requires a strong leader who can drive financial performance, regulatory compliance, and ownership objectives across the portfolio.

Key Responsibilities
  • Manage regional business processes, including leasing, compliance, recertifications, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
  • Ensure the portfolio and individual communities meet established operational, financial, and business performance goals by inspecting properties, reviewing reports, and developing and implementing action plans to achieve results.
  • Create and implement action plans for underperforming assets.
  • Review, analyze, and interpret market data to identify emerging trends that may impact the performance of the region, and work with others to develop and implement market plans that drive occupancy and revenue growth.
  • Collaborate with support departments to effectively manage the portfolio, including Accounting, Marketing, IT, HR, Development, Construction, Compliance, and Asset Management.
  • Promote owner satisfaction and retention through timely and accurate reporting and ongoing communication about the performance of the properties.
  • Ensure the appearance and physical aspects of the communities meet the Company and Owners established standards through routine site and safety inspections and communicate concerns and requests for capital as needed.
  • Continually evaluate rent and implement regulatory increases at lease renewal and as appropriate.
  • Hire, evaluate, train, and terminate employees according to the company policies and applicable laws, with assistance from management and/or the Human Resource department.
Requirements
  • College degree preferred or equivalent combination of education and experience.
  • Certificates, licenses, and registrations required: Valid Driver's License required.
  • HCCP, COS, C3P, CAM, CAPS (preferred).
  • Computer skills required: Microsoft Office Suite; Property Management Software.
