The Portfolio Manager at Worth Ross Management Company, Inc. (WRMC) is a pivotal leadership role overseeing a designated portfolio of properties. This position encompasses operational, administrative, financial, human resources, maintenance, and security responsibilities across multiple communities. The Portfolio Manager is expected to be available for emergency consultations around the clock, ensuring effective management during critical incidents.

In this role, the Portfolio Manager exemplifies outstanding service aligned with the core values and mission of WRMC. The individual is tasked with ensuring that properties are managed in accordance with company objectives, while also facilitating effective communication and problem-solving between communities and internal support teams, all within established policy frameworks.

  • Lead and manage WRMC properties within the assigned region, collaborating with management to set and communicate clear objectives. Ensure that the needs of the region, the company, and its clientele are consistently fulfilled.

Oversee the operations of a team across various WRMC properties, maintaining high standards for processes, methods, and personnel. Drive process improvements and quality control measures in property management to enhance productivity and service quality.

  • Provide leadership and guidance in addressing both internal and external challenges.
  • Collaborate with General Managers, the WRMC Board of Directors, and other departments to introduce and integrate new programs and initiatives.
  • Conduct interviews, select, recommend, and train team members.
  • Ensure adequate staffing levels are maintained at each property within the portfolio.
  • Supervise the hiring and management of direct reports.
  • Conduct annual performance evaluations for direct reports, offering leadership, coaching, and counseling as needed. Recommend personnel actions, including promotions and disciplinary measures.
  • Participate in Annual Budget, Board of Directors, and Special Meetings as required.
  • Assist in the onboarding of new accounts.
  • Act as a liaison between the Home Office and the Board of Directors, fostering open communication and professional relationships.
  • Assist in budget management for the assigned portfolio.
  • Stay informed of changes in regulations and communicate relevant updates to the team and Board of Directors.
  • Develop and implement WRMC Best Practices and Standard Operating Procedures on-site.
  • Enforce WRMC policies and procedures.
  • Evaluate underperforming properties and devise strategies for enhancement.
  • Ensure that personnel are equipped to meet community goals and standards.

The role requires the ability to lift up to 10 lbs and involves prolonged periods of standing or sitting. Occasional handling and lifting of objects may be necessary, along with extensive use of fingers for typing and visual engagement with computer monitors. Effective communication and information exchange are essential components of this position.

A minimum of five years of experience in business or property management is required, or an equivalent combination of education and experience. Strong customer service, communication, and interpersonal skills are essential for fostering effective relationships at all organizational levels. Candidates should possess effective written and verbal communication skills, be highly organized, and able to prioritize tasks under tight deadlines. Coaching and training abilities, along with a solid understanding of accounting principles, are highly desirable.
